We are looking for a qualified and experienced Architect with strong expertise in real estate development, liaisoning, FSI calculations, and feasibility studies. The candidate will be responsible for coordinating with government authorities, managing statutory approvals, optimizing development potential, and preparing technical feasibility reports for residential and commercial projects.

Key Responsibilities:

1. Liaisoning & Approvals

- Coordinate with municipal corporations, planning authorities, and other government bodies for project approvals.
- Obtain necessary sanctions such as layout approval, building plan approval, commencement certificate (CC), occupation certificate (OC), etc.
- Follow up regularly to ensure timely clearance of statutory approvals.
- Maintain proper documentation and compliance records.

2. FSI & Development Control Regulations (DCR)

- Calculate permissible FSI as per prevailing DCR/UDCPR norms.
- Explore FSI maximization strategies including TDR, premium FSI, fungible FSI, etc.
- Ensure designs comply with local building regulations and zoning laws.
- Provide advisory inputs to management on development potential of land parcels.

3. Feasibility Reports

- Prepare technical feasibility reports for recent land acquisitions.
- Conduct site analysis including zoning,



access, infrastructure, and environmental factors.
- Estimate saleable area, built-up area, and project configuration.
- Coordinate with finance and sales teams for project viability assessment.

4. Design & Coordination

- Develop concept layouts and preliminary architectural drawings.
- Coordinate with structural, MEP, and other consultants.
- Ensure designs align with commercial viability and regulatory norms.
- Review working drawings for compliance and execution readiness.

Qualifications & Skills:

- Bachelor’s / Master’s Degree in Architecture.
- Registered with COA (Council of Architecture).
- 3–8 years of experience in real estate development.
- Strong knowledge of DCR/UDCPR, FSI norms, and local authority regulations.
- Experience in handling liaisoning with municipal authorities.
- Proficiency in AutoCAD, SketchUp, MS Office.
- Strong analytical and negotiation skills.

Preferred Experience:

- Experience in high-rise residential/commercial projects.
- Working knowledge of RERA compliance.
