Position Overview

Sikka Group is looking for a dynamic, experienced and results-driven professional to lead the Group's Retail & Commercial Leasing function across its portfolio of commercial and retail developments in Delhi/NCR and Dehradun.

The ideal candidate will have 15+ years of proven experience in retail and commercial leasing, with a strong track record of driving occupancy, revenue growth, tenant acquisition, brand partnerships and asset value creation across malls, high streets, commercial developments and mixed-use projects.

The candidate should possess an in-depth understanding of the retail and commercial real estate market, strong relationships with leading national, regional and international brands, and the ability to develop and execute effective leasing strategies aligned with the Group's business objectives.

This is a leadership role with end-to-end ownership of the leasing function, from strategy and business development through negotiations, documentation, handover and tenant activation.

The candidate will be responsible for making Sikka Group's retail and commercial assets highly competitive, well-occupied and commercially successful, while building a strong leasing platform and brand network that supports the Group's long-term growth across Delhi/NCR and Dehradun.

Key Responsibilities:

Develop and implement the overall Retail & Commercial Leasing strategy for the Sikka Group portfolio.

- Establish leasing plans, targets and timelines for each asset based on its positioning, location and commercial potential.

- Drive occupancy, rental revenue, leasing velocity and asset value appreciation.

• Identify opportunities to optimize existing assets and unlock additional revenue potential.

- Identify, approach and onboard national, regional and international brands across retail, F&B;, entertainment, lifestyle, services and other relevant categories.

- Build a strong and continuously expanding leasing pipeline.

- Develop strategic relationships with key decision-makers across leading retail and commercial brands.

- Identify emerging brands,



new retail formats and high-potential operators that can enhance the overall asset proposition.

- Explore strategic partnerships, innovative leasing models and new revenue opportunities.

- Develop the optimal tenant mix and category strategy for each project.

• Ensure the right balance of anchor tenants, flagship brands, F&B;, entertainment, lifestyle and complementary categories, to improve footfall, customer experience, dwell time, sales potential and overall asset positioning.

- Lead negotiations and closure of leasing transactions, including, Rentals and revenue-share structures, CAM and other operating charges, Security deposit, Lock-in and lease periods, Fit-out periods, Lease structures and commercial incentives, Ensure commercially viable and value-accretive terms for the Group.

• Work closely with Legal and Finance teams to ensure appropriate documentation and commercial closure.

- Prepare and present regular leasing MIS, pipeline reports, occupancy reports, revenue forecasts and performance dashboards to senior management.

• Provide management with actionable recommendations to improve leasing performance.

Ideal Candidate Profile:

• 15+ years of relevant experience in Retail Leasing / Commercial Leasing.

• Solid experience across malls, high streets, commercial developments and mixed-use projects.

• Proven track record of brand acquisition, leasing closures, occupancy improvement and revenue generation.

• Strong relationships and an established network across:Retail brands, F&B; operators, Entertainment companies, Lifestyle brands, Property consultants and channel partners

• Strong understanding of retail real estate, tenant mix, rentals, commercial structures and market dynamics.

• Excellent business development, negotiation and relationship management skills.

• Strong commercial acumen with the ability to evaluate and structure win-win leasing transactions.

• Highly energetic, entrepreneurial and young in approach, with a strong ownership mindset.

• Ability to work independently, take decisive ownership and drive results with minimal supervision.
