Key Responsibilities
1. Project Procurement Planning
- Study project schedules (BOQ, drawings, WBS) and prepare material/equipment procurement plans aligned to project timelines.
- Forecast material requirements phase-wise (excavation, structure, finishing, MEP) to avoid site delays.
2. Vendor Management
- Identify, evaluate, and empanel vendors/contractors for cement, steel, electrical, plumbing, façade, and other construction materials.
- Discover and partner with trustworthy vendors and suppliers. Maintain an approved vendor list (AVL) with performance ratings.
- Negotiate rate contracts (RA/annual rate contracts) for high-volume, recurring items.
3. Purchase Execution
- Float RFQs/tenders, conduct comparative cost analysis, and finalize purchase orders.
- Coordinate with site engineers/project managers to align deliveries with construction progress.
- Track order status, expedite deliveries, and resolve supply-chain bottlenecks.
4. Cost & Budget Control
- Negotiate pricing, payment terms, and credit periods to optimize project cash flow.
- Monitor actual purchase cost vs. budgeted cost (BOQ) and report variances.
- Identify cost-saving opportunities through bulk buying, alternate vendors, or value engineering.
5. Contract & Documentation
- Draft and manage purchase agreements, rate contracts, and work orders.
- Ensure proper documentation for GST/tax compliance, material inward, and quality certificates.
- Coordinate with accounts for vendor payments, advances, and reconciliation.
6. Quality & Compliance
- Coordinate with QA/QC team for material testing and approvals before large orders.
· Inspect products received for quality and quantity to ensure adherence to specifications
7. Coordination
- Liaise with project, design, finance, and site teams to align procurement with project milestones.
- Report procurement status, risks, and cost trends to management periodically.
- Co-ordinate with Accounts Dept for Purchase related payments and others of any.
Key Skills & Competencies
- Experience of purchasing materials for Commercial/Residential building Construction Projects.
- Strong knowledge of construction materials, market rates, and real estate project cycles
- Vendor negotiation and contract management
- Familiarity with ERP/procurement software (SAP, Oracle, or similar)
- Understanding of BOQ, rate analysis, and cost estimation
- Solid coordination and communication skills
Qualifications & Experience
- Education: B.E./ B. Tech (Civil or Mech) or Diploma in Civil Engineering; MBA/PG Diploma in Materials Management preferred
- MCom/BCom candidates will be preferred with at least 5 yrs of experience in real estate
- Experience: 8–15 years in procurement/purchase roles within Real estate, construction, or infrastructure companies.
