Key Responsibilities

- Assist in the day-to-day maintenance and operation of all MEP systems, including electrical, HVAC, plumbing, DG sets, STP, WTP, lifts, escalators, and fire fighting systems.
- Prepare and implement preventive and predictive maintenance schedules for all equipment and utilities.
- Monitor the performance of all technical systems and ensure minimum downtime.
- Coordinate with external vendors and AMC service providers for timely maintenance and repairs.
- Supervise maintenance technicians and contractors to ensure quality work and adherence to safety standards.
- Conduct routine inspections of common areas, plant rooms, utility areas, and tenant spaces to identify maintenance requirements.
- Ensure timely resolution of maintenance complaints raised by tenants, customers, and internal departments.
- Maintain records of maintenance activities, equipment history, AMC contracts, service reports, and statutory documents.
- Monitor utility consumption (electricity, water, diesel, etc.) and recommend energy-saving initiatives.




- Support annual maintenance budgeting and monitor maintenance expenses.
- Ensure availability of critical spare parts and maintenance materials.
- Coordinate with the Fire & Safety team to ensure all life safety systems remain operational.
- Ensure compliance with statutory regulations, electrical safety norms, pollution control requirements, and building codes.
- Assist during emergency situations such as power failures, equipment breakdowns, fire incidents, and natural disasters.
- Participate in audits and ensure closure of observations within the stipulated timeline.
- Support fit-out activities for current tenants by reviewing technical drawings and coordinating utility connections.
- Prepare daily, weekly, and monthly maintenance reports and present key operational updates to management.
