Job Summary

We are looking for an experienced Zonal Project Head to lead and oversee multiple real estate projects across the assigned zone. The role will be responsible for overall project planning, execution, quality, cost, timelines, compliance, and coordination with internal teams, consultants, contractors, and senior management.

Key Responsibilities

- Provide overall leadership and strategic direction for multiple real estate projects within the assigned zone.
- Plan, monitor, and control project execution from pre-construction to project completion and handover.
- Ensure projects are delivered within approved timeline, budget, quality, and safety standards.
- Review project schedules, milestones, manpower requirements, and resource allocation.
- Monitor construction progress and identify potential delays, risks, and bottlenecks.
- Coordinate with Project Managers, Site Engineers, Architects, Consultants, Contractors, Vendors, and PMC teams.
- Review and approve project execution plans, work schedules, and resource requirements.
- Ensure effective cost control and monitor project budgets and expenditures.
- Review contractor performance, work quality, productivity, and adherence to contractual commitments.
- Ensure compliance with building regulations, statutory requirements, safety standards, and company policies.
- Monitor quality assurance and quality control across all projects.
- Conduct regular site visits and project review meetings.
- Prepare and present project MIS, progress reports, cost reports, and management dashboards.




- Coordinate with the procurement and commercial teams to ensure timely availability of materials and services.
- Manage project-related escalations and resolve critical operational issues.
- Identify and mitigate project risks related to cost, time, quality, manpower, contractors, and approvals.
- Ensure proper documentation, billing, measurement, certification, and project records.
- Coordinate with sales, CRM, finance, legal, and other departments wherever required for smooth project execution.
- Drive timely project completion, possession, and handover.
- Mentor and manage project teams and ensure accountability and performance.
- Provide regular updates and strategic recommendations to the senior management.

Required Skills & Competencies

- Strong leadership and project management skills.
- Excellent knowledge of real estate development and construction processes.
- Solid understanding of civil construction, project planning, contracts, costing, and quality control.
- Excellent knowledge of MS Project / Primavera and MS Excel.
- Strong analytical, problem-solving, and decision-making abilities.
- Excellent stakeholder and vendor management skills.
- Ability to manage multiple projects simultaneously.
- Strong communication, negotiation, and team-management skills.
- Ability to work under pressure and meet critical project deadlines.

Preferred Experience

- 12+ years of experience in real estate development / construction, with significant experience in managing multiple projects.
- Experience in handling large-scale residential / commercial real estate projects.
- Candidates currently working as Project Head, Cluster Head, Zonal Head, Project Director, or Senior Project Manager will be preferred.
- Proven experience in successfully delivering projects within planned cost, quality, and timelines.
