Role Overview
We are looking for an experienced Senior Manager – Hospital Projects to lead the end-to-end execution of Ayurveda hospital projects from site possession through construction, commissioning, and final handover.
The candidate will be responsible for project planning, contractor management, technical coordination, quality control, statutory approval coordination, equipment readiness, commissioning, and ensuring projects are delivered within approved timelines, scope, quality standards, and budgets.
- Key Responsibilities
1. Hospital Project Delivery
- Plan and manage hospital projects from site possession to final handover.
- Prepare detailed project schedules, milestones, and execution plans.
- Monitor project progress against approved timelines.
- Identify project dependencies, delays, and opening-readiness risks.
- Ensure timely testing, commissioning, and operational handover.
2. Design & Drawing Coordination
- Coordinate with the Design & Standards team and external architects.
- Review and finalize layouts, architectural drawings, technical drawings, and specifications.
- Ensure drawings are aligned with project requirements before contractor award.
- Maintain proper documentation and approval of design changes.
3. Technical Procurement
- Prepare and review BOQs (Bill of Quantities) and technical specifications.
- Support Procurement in technical evaluation of contractors and vendors.
- Review technical proposals and contractor clarifications.
- Provide technical recommendations for contractor selection and award.
4. Building Services Coordination
- Coordinate execution of:
- Civil works
- Interiors
- Electrical works
- Plumbing
- HVAC
- Fire-fighting and fire-safety systems
- Low-voltage systems
- Medical-gas systems, wherever applicable
- Ensure coordination between various contractors and specialist agencies.
- Monitor service installations against approved drawings and specifications.
5. Contractor & Quality Management
- Monitor contractor performance against agreed scope, milestones, quality, and contractual requirements.
- Ensure approved materials and makes are used at the project site.
- Conduct and coordinate inspections, testing, and quality checks.
- Verify project progress before submitting milestone or variation recommendations.
- Identify and reduce avoidable execution rework.
6. Statutory & Approval Coordination
- Maintain a site-specific statutory approval tracker.
- Coordinate with Legal, Operations, and relevant specialists for required approvals.
- Follow up on matters related to:
- Building approvals
- Fire approvals
- Pollution-related approvals
- Lift approvals
- Electrical approvals
- Healthcare registrations
- Imaging-related clearances, wherever applicable
- Ensure approval-related dependencies are tracked and escalated on time.
7. Biomedical & IT Readiness
- Coordinate with Biomedical and IT teams regarding:
- Equipment layouts
- Power requirements
- Network infrastructure
- Structural provisions
- Equipment delivery and installation
- Specialist service requirements
- Coordinate shielding and other specialist requirements wherever applicable.
8. Commissioning & Handover
- Coordinate testing and commissioning of all relevant systems.
- Ensure completion of as-built drawings and project documentation.
- Prepare and maintain snag lists.
- Assign corrective actions to responsible contractors.
- Monitor snag and defect closure.
- Ensure proper handover documentation is completed for the Operations team.
- Monitor defects during the agreed defect liability period.
Eligibility Criteria
- Qualification: B.E./B.Tech in Civil Engineering or B.Arch.
- Postgraduate qualification in Project Management / Construction Management will be an advantage.
- Experience: 10–14 years of relevant project execution experience.
- Minimum experience of 3 completed hospital or large healthcare projects.
- Experience in healthcare infrastructure and hospital project execution is strongly preferred.
Preferred Technical Knowledge
- Knowledge of NABH-related infrastructure requirements.
- Understanding of infection-control design principles.
- Knowledge of medical-gas systems.
- Understanding of critical-area building services.
- Knowledge of hospital MEP, HVAC, electrical, fire, and plumbing systems.
- Understanding of healthcare facility commissioning and handover requirements.

- Prepare site-specific approval and action plans.

- Ensure effective tracking of snags, defects, approvals, and project dependencies.

Role Boundary
This role is responsible for project execution, coordination, contractor management, technical readiness, quality control, commissioning, and handover coordination.
Formal statutory certifications and technical determinations remain with the relevant competent specialists and authorized functions. Clinical-service decisions remain the responsibility of Operations and the clinical team.
Compensation
Salary will be decided by HR based on the candidate's relevant experience, healthcare project exposure, technical expertise, leadership capabilities, and suitability for the role, in line with company.
