NKey Responsibilities

n1. Strategic Planning & Design Leadership

N

n
- Lead coordinationwith MEP consultants for Electrical, Plumbing, Fire Fighting, STP/WTP, Solar, ELV, and HVAC systems.
N
- Review and finalize concept and detailed MEP designs.
N
- Ensure compliance with National Building Code of India (NBC) and local authority regulations.
N
- Drive value engineeringand cost optimization at design stage.
N
- Ensure services integration with Architecture and Structure to avoid clashes.
N

n2. High-Rise Residential Project Execution

N

n
- Oversee executionof:
N
- HT/LT systems, transformers, DG backup systems
N
- Fire hydrant, sprinkler& fire alarm systems
N
- Water supply, drainage & pressure boosting systems
N
- STP/WTP installations
N
- Vertical risers & shaftmanagement
N
- Elevators coordination
N
- Lead testing & commissioning protocols.
N
- Coordinate with Fire Department, Electrical Inspectorate, and other authorities for approvals.
N

n3. Plotted Development Infrastructure

N

n
- Lead external infrastructure planning and execution:
N
- Underground electrical networks
N
- Street lighting systems
N
- Water distribution networks
N
- Sewage & stormwater systems
N
- Centralized STP & watermanagement
N
- Coordinate with utilityagencies for power and water connections.
N
- Ensure readiness for handover and statutory clearances.
N

n4. Budgeting & Cost Control

N

n
- Prepare project-level MEP budgets.
N
- Review BOQs,



specifications, and tender documents.
N
- Finalize vendors and contractors in coordination with procurement.
N
- Monitor cost deviationsand implement corrective measures.
N

n5. Vendor & Team Management

N

n
- Lead and mentor site MEP engineers.
N
- Monitor subcontractor performance and quality standards.
N
- Conduct periodic reviewmeetings with consultants and contractors.
N
- Ensure adherence to safety protocols.
N

n6. Compliance & Documentation

N

n
- Ensure approvals from:
N
- Fire Authority
n
- Electrical Inspectorate
N
- Pollution Control Board(for STP systems)
N
- Maintain documentation including as-built drawings, commissioning reports, and O&M; manuals.
N
- Ensure smooth transition to Facility Management team.
N

nQualification & Experience

N

n
- B.E / B.Tech in Electrical or Mechanical Engineering
N
- 10–18 years of experience in Residential Real Estate
N
- Mandatory:
N
- Experience in High-RiseApartments (G+12 and above preferred)
N
- Experience in large-scale plotted development infrastructure
N
- Experience working withDeveloper firms (preferred over contracting-only background)
N
