Quantity Surveyor – Real Estate

We are looking for an experienced Quantity Surveyor with robust real estate development experience to handle quantity estimation, BOQ preparation, tendering, contractor billing, rate analysis, cost control and variation management. The candidate will work closely with project, procurement, contracts and finance teams to ensure accurate project costing and budget control.

Key Responsibilities

- Review architectural, civil and structural drawings and prepare quantity take-offs and BOQs.
- Prepare detailed estimates, cost sheets, rate analysis and comparative statements for construction works.
- Prepare tender and contract documents in coordination with architects, consultants and project teams.
- Conduct cost estimation, feasibility studies and budget preparation for projects.
- Float and evaluate tenders, analyse contractor quotations and support bid evaluation and negotiations.




- Review and verify contractor/subcontractor measurements and bills before payment processing.
- Prepare and finalize work orders, amendments and supplementary agreements.
- Evaluate extra items, variations and contractor claims in coordination with site and engineering teams.
- Monitor project quantities, costs and expenditure against approved budgets and estimates.
- Benchmark contractor rates and market prices to ensure cost competitiveness.
- Identify quantity variations, cost deviations and cost-saving opportunities.
- Coordinate with Project, Planning, Procurement, Contracts and Finance teams on quantity and cost-related matters.
- Maintain proper records of BOQs, measurements, estimates, work orders, variations, bills and contracts.
- Prepare project-related MIS reports, cost reports and quantity statements.
- Support post-project cost analysis, cost benchmarking and project performance review.
- Assist in standardising BOQ, estimation, billing and procurement processes.
