Quantity Surveyor (QS)

Location: Bangalore

Experience: 10+ Years

Salary: ₹7–10 LPA

Working Days: Monday to Saturday

Office Time: 9:30 AM to 6:30 PM

About Us

REDS | Rubenius Interior Wellbeing is a design and build organization working across commercial spaces, experience centres, workplaces, retail, hospitality, institutional projects, and experiential environments.

We are looking for a detail-oriented and strong Quantity Surveyor (QS) to manage project quantities, RFQ, costing, billing, variations, procurement coordination, rate analysis, and overall commercial control across projects.

Key Responsibilities

- Prepare detailed BOQs, quantity take-offs, estimates, and cost plans based on drawings, specifications, and project requirements.
- Review architectural, civil, structural, MEP, and other relevant drawings for quantity and cost estimation.
- Prepare rate analysis for materials, labour, equipment, and subcontract works.
- Obtain, evaluate, and compare vendor and subcontractor quotations.
- Prepare comparative statements and support commercial negotiations with vendors and subcontractors.
- Monitor project costs against approved budgets and identify cost variations.
- Prepare and verify client RA bills, subcontractor bills, work orders, and payment certifications.
- Measure completed works at site and verify quantities against BOQ and approved drawings.
- Prepare and evaluate variation orders, extra items, deviation statements, and revised quantities.
- Maintain accurate records of project quantities, rates, costs, commitments, and variations.
- Coordinate with Project, Design, Procurement,



Planning, and Finance teams on commercial matters.
- Support preparation of tender submissions, commercial proposals, budgets, and cost reports.
- Track material and labour price movements and maintain updated cost databases.
- Assist in forecasting project costs and identifying potential cost overruns.
- Review subcontractor and vendor claims and ensure quantities and rates are properly validated.
- Support final account preparation, reconciliation, and project close-out.
- Ensure proper documentation of measurements, approvals, quotations, purchase orders, work orders, and billing records.
- Assist management in identifying opportunities for cost optimization and value engineering.

Requirements

- Bachelor's Degree in Civil Engineering, Quantity Surveying, Construction Management, or a related field.
- 10+ years of relevant experience in Quantity Surveying, estimation, costing, and commercial management, preferably in civil and interior fit-out projects.
- Strong knowledge of BOQ preparation, quantity take-off, rate analysis, measurement, billing, and cost control.
- Good understanding of contracts, work orders, variations, subcontractor billing, and final accounts.
- Ability to read and interpret architectural, civil, structural,



and MEP drawings.
- Proficiency in Microsoft Excel and quantity/cost estimation tools.
- Knowledge of AutoCAD and MS Project, Power BI , Excel is Mandatory.
- Strong analytical and numerical skills with excellent attention to detail.
- Good negotiation, communication, documentation, and coordination skills.
- Ability to work independently and coordinate effectively with multiple project stakeholders.

Preferred Skills

- Experience handling multiple projects simultaneously.
- Strong understanding of project commercial processes from tendering through final account closure.
- Ability to identify commercial risks and cost implications at an early stage.
- Practical understanding of site measurements and execution methodologies.
- Strong vendor and subcontractor management skills.
- Experience in tendering, BOQ preparation, rate benchmarking, cost-saving analysis, and commercial MIS reporting.
- Familiarity with AI tools and project management software for estimation, reporting, analysis, and project coordination.
