Role Summary:
The role would be responsible for overseeing the day-to-day operations of the commercial IT Park property. This role involves the management of tenants, property maintenance, financial performance and liasoning with Government Agencies (CSEZ, PCB, Fire, Electricity and any other authorities as required).
Property
Manager to ensure that property is well-maintained, comply with relevant laws and regulations, and meet the expectations of property owners and tenants, acting as a liaison, addressing concerns and maintaining communication to foster a positive relationship.
To oversee the overall management, maintenance, operations and commercial performance of the assigned property, ensuring optimal asset utilization, high service standards, regulatory compliance, cost efficiency and tenant/occupants related service and satisfaction.
Key Responsibilities :
a) Property Operations
- Manage the day-to-day operations of the property and ensure smooth and efficient functioning.
- Liaise with Government Agencies (CSEZ / Fire / PCB / Electrical etc).
- Ensure properties comply with local state government regulations.
- Ensure proper upkeep, cleanliness, safety, security and overall presentation of the property.
- Maintain records of income, expenses, and leases.
- Coordinate with facility management, housekeeping, security, engineering and other service teams.
- Establish and monitor operational standards, SOPs and service levels.
- Conduct regular property inspections and ensure timely resolution of identified issues.
- Oversee and manage property staff.
b) Maintenance & Engineering
- Oversee preventive and corrective maintenance of buildings, equipment, utilities and other assets.
- Ensure timely maintenance of electrical, plumbing, HVAC, civil, fire & safety and other infrastructure.
- Monitor AMC contracts and ensure service providers meet agreed standards.
- Plan and monitor repair, renovation and improvement work.
- Coordinate property maintenance and repairs with Engineer in Charge.
- Maintain appropriate records of assets, maintenance activities and service history.
c) Tenant / Occupant Management
- Maintain effective relationships with tenants, occupants, clients and other stakeholders.
- Market property and attract current tenants.
- Address tenant/occupant complaints and ensure timely resolution.
- Monitor compliance with lease terms, property rules and applicable operational requirements.
- Coordinate property handover, fit-outs, inspections and exit formalities where applicable.
d) Financial & Budget Management
- Prepare and monitor the annual property operating budget.
- Control operational expenses and identify opportunities for cost optimization.
- Prepare and manage budgets for property operations.
- Monitor utility expenses, maintenance costs and other property-related expenditures.
- Review vendor invoices and ensure expenditure is within approved budgets.
- Prepare periodic MIS reports covering operational and financial performance.
e) Stakeholder Management
- Prepare periodic operational, financial, maintenance and compliance reports.
- Provide management with updates on property performance, risks, incidents and improvement initiatives.
- Coordinate with internal departments including Finance, HR, Legal, Procurement, Projects and Administration.
- Maintain good relations with other SEZ developers and keep well updated on latest events / SEZ developments
- Maintain effective relationships with government authorities, consultants, vendors and other external stakeholders.

Education Qualifications
Graduation in any discipline.
Professional certification in Facilities/Property Management will be an added advantage.
Experience
6 to 8 Years of experience in property management, facilities management, real estate, hospitality, commercial buildings, residential projects or a similar environment. Experience in managing large properties, multiple vendors and multidisciplinary teams will be preferred. Experience in liasoning with Governmental Organization’s will be preferred.
