Job Summary

We are looking for an experienced and responsible Project Maintenance & Facility Manager to oversee the maintenance, repair, and overall facility management of our project. The candidate will be responsible for ensuring smooth day-to-day operations, maintaining infrastructure, coordinating with vendors, and ensuring that all facilities are protected, clean, and functional.

Key Responsibilities

1. Project Maintenance Management

- Oversee the day-to-day maintenance activities of the project.
- Ensure timely maintenance and repair of electrical, plumbing, civil, HVAC, and other facility systems.
- Conduct regular inspections to identify maintenance requirements.
- Ensure all maintenance issues are resolved promptly.
- Maintain proper records of maintenance work and service reports.

2. Facility Management

- Manage overall facility operations, including housekeeping, security coordination, and common areas.
- Ensure cleanliness, safety, and proper functioning of project facilities.
- Monitor lifts, DG sets, electrical systems, water supply, and other essential infrastructure.
- Coordinate preventive maintenance activities to minimize breakdowns.
- Ensure compliance with company standards and operational procedures.

3. Vendor & Contractor Management

- Coordinate with external vendors, contractors, and service providers.
- Monitor the quality and timely completion of maintenance work.




- Verify service reports and coordinate for necessary repairs.
- Maintain professional relationships with vendors and contractors.
- Assist in negotiating service costs and monitoring maintenance expenses.

4. Team Management

- Supervise maintenance staff, technicians, and facility support teams.
- Allocate daily work responsibilities and monitor performance.
- Ensure employees follow safety procedures and company policies.
- Conduct regular team meetings to discuss operational issues.
- Ensure adequate staffing for smooth facility operations.

5. Safety & Compliance

- Ensure compliance with safety guidelines and maintenance procedures.
- Regularly inspect fire safety systems and emergency equipment.
- Report safety hazards and take corrective action.
- Coordinate with relevant teams for emergency maintenance situations.
- Maintain proper documentation of safety inspections and incidents.

6. Reporting & Documentation

- Prepare daily, weekly, and monthly maintenance reports.
- Maintain records of equipment servicing, repairs, and breakdowns.
- Monitor maintenance budgets and expenses.
- Report major facility issues to senior management.




- Ensure proper documentation of preventive and corrective maintenance.

Required Skills & Qualifications
- Bachelor's degree or diploma in Mechanical, Electrical, Civil Engineering, Facility Management, or a related field.
- 3–7 years of experience in maintenance and facility management.
- Experience in project, commercial, residential, or real estate facility management.
- Good knowledge of electrical, plumbing, civil, and general maintenance.
- Strong vendor and team management skills.
- Good problem-solving and communication abilities.
- Ability to handle emergency maintenance situations.
- Basic knowledge of MS Office and maintenance reporting.

Preferred Experience
- Experience in managing maintenance operations for real estate projects, commercial buildings, malls, or large-scale facilities.
- Knowledge of preventive maintenance planning and facility operations.
- Experience coordinating with multiple contractors and service providers.
