Position: Manager – Structural Engineering & Quality Assurance

Location: Bangalore

Experience: 12-15 Years

Qualification:

- B.E./B.Tech in Civil Engineering (Mandatory)
- M.Tech in Structural Engineering (Preferred)
- Knowledge of NBC, IS Codes, BIS Standards and Building Safety Regulations

Role Purpose To ensure the structural integrity, safety, quality, and statutory compliance of all commercial buildings owned and managed by the organization. The role will be responsible for conducting structural audits, coordinating statutory stability certifications, developing preventive maintenance strategies, ensuring compliance with engineering standards, and driving quality management systems across all assets.

Key Responsibilities

1. Structural Engineering & Building Safety

- Conduct periodic structural inspections of all commercial buildings.
- Assess structural health and identify deterioration, cracks, settlement, corrosion, and other structural deficiencies.
- Recommend corrective and preventive engineering measures.
- Ensure structural safety throughout the lifecycle of buildings.
- Develop long-term structural maintenance plans.

2. Stability Certificate Management

- Plan and coordinate annual structural stability inspections.
- Liaise with Government-authorized Structural Engineers and statutory authorities for obtaining Structural Stability Certificates.
- Ensure all buildings possess valid structural stability certificates before expiry.
- Maintain complete records of statutory certifications and compliance documents.
- Monitor renewal schedules and statutory obligations.

3. Structural Audit

- Conduct detailed structural audits for all commercial properties.
- Review foundation systems, RCC structures, steel structures, retaining walls, roofing systems, and façade conditions.




- Prepare technical audit reports highlighting risks, observations, and recommendations.
- Prioritize repair works based on structural risk assessment.

4. Quality Management System (QMS)

- Develop Quality Assurance and Quality Control (QA/QC) systems for all engineering activities.
- Establish inspection checklists, SOPs, engineering standards, and quality documentation.
- Ensure adherence to IS Codes, National Building Code (NBC), BIS Standards, and applicable regulations.
- Conduct periodic quality audits across all facilities.

5. Technical Due Diligence

- Perform technical due diligence before acquisition, leasing, or renovation of commercial properties.
- Evaluate structural condition and future maintenance liabilities.
- Prepare technical feasibility reports for management.

6. Repair & Rehabilitation

- Recommend repair methodologies for distressed structures.
- Prepare BOQs and technical specifications for rehabilitation works.
- Monitor repair execution and ensure quality compliance.
- Verify completion and certify structural adequacy after repairs.

8. Risk Management

- Identify structural risks before they become critical.
- Develop preventive maintenance schedules.
- Recommend immediate action for unsafe structures.
- Prepare Risk Assessment Reports for management.

9. Vendor & Consultant Management

- Coordinate with Structural Consultants, Architects, Project Management Consultants (PMC), Contractors,



and Government-approved agencies.
- Evaluate consultant reports and validate engineering recommendations.
- Monitor consultant performance and quality.

10. Documentation & MIS

- Maintain structural health records for every building.
- Prepare monthly engineering status reports.
- Maintain digital repository of:
- Stability Certificates
- Structural Audit Reports
- Drawings
- Repair History
- Compliance Records

Ideal Candidate Profile

- 12-15 years of experience in structural engineering, commercial buildings, or real estate.
- Hands-on experience in structural audits and building stability assessments.
- Experience obtaining Structural Stability Certificates from statutory authorities.
- Robust knowledge of Indian Standards (IS Codes), National Building Code (NBC), and structural safety regulations.
- Experience with commercial office buildings, IT parks, malls, hotels, hospitals, or mixed-use developments.
- Ability to independently manage engineering audits, consultant coordination, compliance, and quality management systems.

Pay: ₹1,165,457.55 - ₹1,480,154.14 per year
