Job Summary The MEP Quantity Surveyor is responsible for managing the commercial and quantity surveying activities related to MEP works across commercial interior fit-out projects. The role involves quantity take-off, BOQ preparation, estimation, rate analysis, tendering, subcontractor billing, cost control, variations, and final account management.

The position requires strong knowledge of MEP services, commercial management, contract administration, and coordination with project, design, procurement, and MEP teams to ensure effective cost management and commercial control throughout the project lifecycle.

Key Responsibilities

- Prepare and review BOQs, quantity take-offs, estimates, and cost plans for MEP works.
- Handle QS activities for HVAC, Electrical, Plumbing, Fire Fighting, ELV, and other MEP services.
- Review MEP drawings, specifications, tender documents, and scope of work for accurate quantity assessment.
- Prepare rate analysis, rate comparisons, and rate benchmarking for MEP items.
- Prepare tender enquiries and evaluate subcontractor/vendor quotations.
- Support subcontractor/vendor negotiations and commercial finalization.
- Prepare and administer subcontractor work orders and contracts.
- Verify site measurements and review RA bills, invoices, and payment certifications.
- Monitor project costs against approved budgets and identify cost variations.
- Prepare and evaluate variations, deviations, additional works, and claims.
- Coordinate with MEP, Design, Procurement, Project,



and Accounts teams for commercial requirements.
- Maintain proper records of BOQs, measurements, work orders, variations, billing, and commercial correspondence.
- Monitor subcontractor commercial performance and ensure compliance with contractual terms.
- Assist in final account preparation, reconciliation, and project commercial closure.
- Identify opportunities for cost optimization and value engineering.
- Provide regular commercial updates and reports to senior management.
- Any other duties as assigned by the reporting manager.

Qualifications & Experience

Education

- Bachelor's Degree / Diploma in Mechanical or Electrical Engineering, Quantity Surveying, or a related field.
- Additional qualification in Quantity Surveying / Contracts Management is preferred.

Experience

- 5–10 years of experience in MEP Quantity Surveying / Commercial Management.
- Relevant experience in commercial interior fit-out, turnkey interior, construction, or building projects.
- Hands-on experience in MEP estimation, BOQ, rate analysis, billing, cost control, and subcontractor management.
- Experience in handling HVAC, Electrical, Plumbing, Fire Fighting, ELV, and related MEP services.




- Experience in subcontractor negotiation, variations, claims, and final account settlement is preferred.
