We are looking for a proactive and experienced Land Acquisition Executive to identify and acquire suitable land parcels for Manju Groups’ real-estate development projects. The role involves sourcing properties, conducting preliminary due diligence, negotiating with landowners and coordinating the acquisition process with internal and external stakeholders.

Key Responsibilities

- Identify and source suitable land parcels for residential and real-estate development projects.
- Develop and maintain a network of landowners, brokers, property consultants and local contacts.
- Conduct market research to identify potential land acquisition opportunities.
- Collect and verify preliminary land details such as location, extent, ownership, survey numbers, access and expected price.
- Meet landowners and understand their requirements and selling expectations.
- Negotiate land prices and commercial terms with landowners.
- Conduct preliminary verification of title documents, ownership details, encumbrances, land classification and legal issues.
- Coordinate with the Legal, Finance, Technical and Management teams for detailed land due diligence.
- Coordinate for site visits, surveys, measurements and property inspections.
- Prepare land acquisition proposals and present suitable opportunities to management.
- Maintain proper records of shortlisted properties, negotiations,



documents and acquisition status.
- Coordinate with legal consultants, surveyors, government departments and other stakeholders whenever required.
- Follow up on documentation, agreements, registration and other acquisition-related processes.
- Ensure that acquired land meets the company’s business, location, legal and commercial requirements.
- Maintain regular reports on land sourcing, negotiations and acquisition progress.

Qualification & Experience Any Bachelor's degree.

Experience in Land Acquisition, Real Estate, Property Development, Business Development, or Property Consulting is preferred.

Candidates with strong local contacts and real-estate networking experience will be an added advantage.

Pay: ₹70,000.00 - ₹80,000.00 per month
