Role Clarity Document: Head of Projects (Execution, P&L; & Delivery Control)

Candidates with Senior Operations Leadership experience in Commercial Office Fit-outs / Turnkey Interior Architecture only will be eligible.

Role Definition The Head of Projects holds single-point executive accountability for project execution excellence, site operations, team leadership, and overall project profitability across all Divine Innovation commercial workspace contracts. Taking complete design downloads from the internal design team, this leader directs Project Managers, Site Engineers, and Quality/Safety Officers across all active sites (scaling from 5 to 20+ concurrent projects). The Head of Projects acts as the operational authority—controlling site execution costs, approving variations, and issuing requisitions to production (IMT Manesar factory) and procurement support teams to ensure 100% on-time, zero-snag project handovers.

Responsibilities & Deliverables

- End-to-End Execution Leadership & Team Direction: Direct and empower Project Managers, Site Engineers, and QA/QC/HSE Officers to manage site execution across Divine Innovation's total project portfolio.
- Project P&L; & Financial Governance: Own project profitability by controlling site execution costs, managing subcontractor/vendor payouts, approving variation orders, and protecting target margins.
- Cross-Functional Requisition & Support Integration: Serve as the internal client for Procurement and Factory Production (IMT Manesar), issuing clear site requisitions, material timelines, and quality benchmarks to drive supply chain alignment.
- Quality, Safety & Zero-Snag Handover Management: Enforce site quality controls, safety protocols, and zero-snag standards to achieve on-time project handovers and top-tier client satisfaction.

Tasks and Activities 1. End-to-End Execution Leadership & Team Direction

- Receive complete technical and design downloads from the Design team, translating space concepts and drawings into master execution schedules.
- Assign, lead,



and mentor dedicated Project Managers, Site Engineers, and Safety/Quality Officers across all site locations.
- Build, scale, and structure execution capacity to seamlessly handle company-wide project volumes (scaling from 5 to 20+ concurrent sites).
- Conduct regular site audits, milestone reviews, and risk assessments to resolve site bottlenecks proactively.

2. Project P&L; & Financial Governance

- Track and protect baseline gross profit margins across every active project site, tightly controlling labor overheads and execution expenses.
- Authorize contractor, subcontractor, and vendor payouts based on verified site progress and quality compliance.
- Identify, calculate, and secure client approval for out-of-scope variation orders to capture all additional billable revenue.
- Manage project progress billing milestones in coordination with Finance to ensure positive project cash flow.

3. Cross-Functional Requisition & Support Integration

- Issue exact material and custom joinery requisitions to the IMT Manesar Factory Production team and enforce production schedules aligned with site readiness.
- Submit bill-of-materials (BOM) requisitions to the Purchase & Procurement team, holding them accountable for on-time site deliveries.
- Resolve operational alignment issues between site progress, factory output timelines, and vendor procurement.

4. Quality, Safety & Zero-Snag Handover Management

- Standardize quality execution protocols across civil, MEP, HVAC, electrical, ceiling, modular, and custom interior fit-outs.
- Conduct mandatory pre-handover snag inspections to correct all defects before client walk-throughs.




- Manage senior-level client relationships during project execution, leading progress walkthroughs and formal handovers.
- Enforce 100% site compliance with health, safety, and environmental (HSE) regulations.

Measurement Metrics

- On-Time Handover Rate: 100% adherence to agreed baseline handover timelines across all projects.
- Zero-Snag Handover Rate: 100% zero-snag completion status achieved at formal client handover.
- Client Satisfaction Score (CSAT): Minimum 90%+ CSAT score across all project handovers.
- Project Profitability Retention: 100% protection of approved project gross margins with zero unbudgeted site cost overruns.
