JOB DESCRIPTION - SALES EXECUTIVE

Position Title: Sales Executive — Plotted Developments & Villa Projects

Reports To: Sales Manager / Sales Head / Founder

Location & Travel: Site-based with mobility across assigned project(s);home office not permitted on working days

Employment Type: Full-time | Field role | Weekend availability required (site visits peak on weekends)

ROLE SUMMARY

The Sales Executive is responsible for converting site visitors into paying customers. The role begins the moment a customer steps onto the site and ends only when the booking is registered, the loan is disbursed, and the customer relationship is intact. The executive owns the full customer journey — from the first site walk to pitch delivery, objection handling, price negotiation, booking documentation, loan facilitation, and post-booking follow-up. With 10 active projects across 4 districts, each executive is expected to maintain deep product knowledge, strong customer empathy, and airtight CRM discipline. This is a high-accountability, field-first role where results are the ultimate measure.

Key Responsibilities

A. Customer Attendance & Site Visit Management

• Receive every site visitor with a structured welcome protocol aligned to the company brand standard.

• Conduct a pre-visit discovery call (with the telecaller) to understand the customer's budget, intent, and project preference before the visit.

• Execute the approved site-walk choreography: welcome, needs assessment, site tour, pitch, objection handling, and closing sequence.

• Ensure every customer leaves the site with a clear next step — follow-up date, loan pre check, or booking agreement.

• Log every site visit in the CRM within the same day — including visit notes, customer interest level, and next action.

B. Customer Conversion & Closing

• Convert site visitors into bookings using the approved pitch framework, objection handling scripts, and closing techniques.

• Handle standard objections: pricing vs competitor, location concerns, timeline hesitation, RERA queries, and resale value doubts.

• Negotiate within the approved discount band; escalate beyond that threshold to the Sales Manager or Sales Head.

• Collect booking amount and documentation as per the company's booking SOP; co ordinate with admin for agreement preparation.

• Achieve the monthly booking target assigned by the Sales Head.

Loan Follow-Up & Facilitation

• Assess customer loan eligibility during or immediately after the site visit — income, employment type, credit profile basics.

• Connect customers with the company's tied-up banks and NBFCs for home loan / plot loan processing.

• Track loan application status for every booked customer — from submission to sanction to disbursement.

• Follow up with the bank relationship manager on pending applications at least twice per week.

• Update loan status in the CRM and flag any at-risk applications to the Sales Head immediately.

• Ensure no booking is lost due to loan processing delays — proactively manage alternate bank options.

D. Post-Visit & Post-Booking Follow-Up

• Call every site visitor who did not book within 24 hours of the visit — warm follow-up with specific next step.

• Follow up with unconverted visitors at day 3, day 7, and day 14 with personalised messages or calls.

• For booked customers: maintain relationship through registration, loan disbursement, and handover milestones.

• Reduce post-booking cancellations by staying in regular contact and resolving concerns proactively.

• Track all follow-ups in CRM — no open lead or open booking should go untouched for more than the defined SLA.

E. CRM, Reporting & Process Discipline

• Update CRM for every customer interaction — visit, call, WhatsApp, and email — on the same day.

• Submit daily sales activity report: visits handled, pitches done, follow-ups made, bookings closed, loan updates.

• Participate in daily morning huddles and weekly performance reviews with the Sales Manager

• Attend monthly roleplay certification and skill-building sessions without exception.

• Maintain site cleanliness and collateral readiness (brochures, scale models, layout boards) at all times.

F. Product Knowledge & Brand Representation

• Maintain up-to-date knowledge of all 10 active projects — pricing, layout, USPs, approvals, and infrastructure status.





• Represent the company brand at all times — appearance, communication, and commitment standards.

• Collect and pass on genuine customer feedback on product, pricing, and location to the Sales Head after every visit.

• Co-ordinate with the telecalling team daily to align on incoming visit schedule and customer context.

Preferred Background

• 2–5 years of field sales experience, preferably in real estate (plotted / villa / residential).

• Prior experience handling customers at site — not just phone or office-based sales.

• Exposure to home loan / plot loan co-ordination with banks or NBFCs is a strong advantage.

• Experience in a performance-marketing-led sales environment (high lead volume, structured CRM).

• Local candidates preferred for district-specific assignments — knowledge of local market and land value dynamics.

• Salary will be 15000-25000 (Based on experience )
