Position Overview
nThe Estate Operations Manager is responsible for coordinating and overseeing all non-technical, non-kitchen operational functions at the property.
nThe incumbent owns the remaining estate functions — horticulture, security, billing & admin, procurement, and staff housing — ensuring the property runs to the highest standards of order, discipline, and care.
nThe ideal candidate is a retired or ex-serviceman who brings military-grade discipline, logistics capability, and people management experience to a demanding, high-standards residential estate workplace
nKey Responsibilities
n1. Horticulture & Landscaping
n

Oversee all gardens, lawns, plantations, water features, and outdoor spaces at Pine Driven
Manage the horticulture team — roster, task allocation, performancen

n2. Security Management
n
n
Own the end-to-end security protocol for Pine Drive — gate management, visitor log, CCTV oversightn
Manage the security guard roster, shift schedules, and leave planningn
Conduct regular mock drills,



brief the security team on protocolsn
Liaise with local authorities when requiredn
Maintain a zero-tolerance, high-discipline security workplace in line with estate standardsn

n3. Billing, Admin & MIS

Manage all utility billing — electricity, water, gas, telecom — at Pine Driven
Maintain a monthly MIS for estate expenditure; submit to Head of Estaten
Track all vendor invoices — verify against work done before approvaln
Maintain a master log of all AMC renewals, warranty documents, and statutory certificates for functions in scopen
Manage petty cash and maintain accurate expense recordsn
Ensure all statutory compliances within scope (fire, local permits) are currentn

n4. Procurement & Vendor Management

Own procurement for all estate consumables, horticulture supplies, security equipment, and staff quarters requirementsn
Enforce the 3-quote rule as per SOPn
