Role Overview

Every building we develop moves through design, procurement and construction, across multiple sites, multiplecontractors and multiple cities at once. None of that means anything if we cannot say, on any given day, exactlywhere each project stands against plan, budget and site reality and why.This role is the engine behind that control. You build and maintain the master schedules, track budgets and costagainst them, chase down variances before they become delays or overruns, and drive execution on theground until the gap closes then turn a dozen contractor, vendor and PMC updates into one explicit pictureleadership can act on. If you have spent your career producing reports nobody reads, this is the role where thereport is the decision.

Key ResponsibilitiesYou are accountable for knowing exactly where every project stands schedule, budget, progress and risk and for the systems that hold contractors, vendors and PMC to a single plan across every site we build. This isnot a reporting seat: you are expected to drive execution on the ground, not just describe it.
Planning & Scheduling

- Master schedules: build and maintain the integrated project schedule design, procurement,

construction and handover for every site, consolidating PMC and contractor inputs into one baseline.

- Baseline discipline: freeze baselines at the right milestones and track every revision against them, so on

track always means something specific.

- Sequencing logic: sequence trades and procurement so work fronts are never left idle waiting on a

decision or a delivery.

- Critical path ownership: know the critical path on every live project cold, and flag what threatens it before

it moves.
Budget & Cost Control

- Budget tracking: track the project cost budget construction, FF&E; and soft costs — against actuals line

by line, for every site, flagging variances as they emerge.

- Cost-schedule linkage: monitor cost against physical progress (earned value, not just spend-to-date) so

we know at any point whether a project is on time, on budget, or quietly neither.

- Variation and change control: evaluate the cost and schedule impact of variations, contractor claims

and design changes, and flag them for approval before the invoice lands, not after.

- Cash flow forecasting:



project cash outflows against the schedule so finance is never surprised by a

payment cycle.

- Payment verification: verify contractor and vendor progress claims against work actually done on site,

and flag discrepancies before payments are released.
Execution Monitoring & Control

- Physical progress verification: track progress against plan across every site, cross-checked against site

reality, not just contractor claims.

- Variance and delay analysis: identify slippage early, quantify its impact on the completion date and the

budget, and drive the recovery plan with the contractor and PMC.

- Hands-on follow-through: don’t just report a blocker — chase the decision, the drawing or the delivery

that unblocks it, and follow through until the work front is moving again.

- Change and claims tracking: log variations and extension-of-time claims and their schedule and cost

impact, so nothing gets settled on memory.

- Risk register: maintain a live risk log per project and escalate what needs a decision before it becomes a

crisis.
Reporting & MIS

- Leadership-ready reporting: produce the weekly/monthly progress, cost and MIS reports and dashboards

that let leadership see every project’s schedule and budget status without asking.

- One version of the truth: standardise how progress, cost and risk are reported across projects, so a

number means the same thing wherever it comes from.

- Portfolio view: roll up individual project schedules and budgets into a single view leadership can use to

track delivery dates and cost exposure across our live sites.Contractor, Vendor & PMC Coordination

- PMC coordination: work day to day with the Project Management Consultant, keeping schedule and cost

information moving both ways rather than waiting on their monthly update.

- Contractor accountability: track contractors against their committed schedules, budgets and progress

claims,



and run the review cadence — weekly site meetings, look-ahead schedules, minutes that actuallyget closed out.

- Vendor and procurement tracking: track long-lead items, vendor deliveries and vendor costs against the

plan, so procurement is never the reason a work front stalls or a budget slips.

- Escalation: surface schedule, cost and coordination issues between design, contractor, PMC and vendors,

help resolve what can be resolved at this level, and escalate the rest before it becomes a bigger problem.
Systems & Standardisation

- Repeatable frameworks: build and maintain the planning and reporting templates, tools and review

cadences that keep every project run the same way, so nothing has to be reinvented site to site.

- Tools and data: run scheduling and reporting through the right software (Primavera P6 / MS Project,

dashboards) so status is current, not reconstructed from memory before a review.

- Lessons back into the system: feed what goes wrong on one site — delays, coordination failures, vendor

misses — back to the Projects lead, so it shapes how the next project is planned.

Must-haves

- Education Qualification: Bachelor’s degree in Civil Engineering, Construction Management or Architecture;

a PG in Project Management, or a PMP / equivalent certification, is a plus.

- Track record: 5–7 years in project planning, monitoring, cost tracking and execution support for real

estate (residential preferably) or infrastructure construction, with direct experience coordinating contractors, vendors and PMCs on live sites.

- Scheduling depth: hands-on command of Primavera P6 or MS Project, and genuine fluency in baseline

management, critical path method and progress S-curves — not just software literacy.

- Budget and cost tracking: proven ability to track and analyse a project budget — variance analysis, cost to-

complete — and flag issues before they surface elsewhere, even where final budget sign-off sits abovethis role.

- Reporting : proven ability to turn raw site, schedule and cost data into clear, accurate MIS and
