Job Title: Property Manager (Commercial Real Estate)Location: Pune, IndiaExperience Required: 14 to 16 Years About the Role We are seeking a seasoned real estate professional with 14 to 16 years of dedicated commercial property management experience to join our team in Pune. In this senior role, you will provide comprehensive Property Management services to ensure that our Grade-A commercial assets and amenities are resourced and maintained to a world-class industry standard. You will oversee daily commercial operations, manage complex budgets, lead onsite technical and soft services teams, and cultivate strategic relationships with corporate tenants, clients, and local municipal authorities.
Key ResponsibilitiesOperations & Maintenance
Ensure all property services are performed in accordance with Standard Service Specifications for commercial assets.
Maintain site accommodation, common areas, and utility services through contractors and direct labor in the most cost-effective manner.
Ensure that the entire staff maintains a critical eye on all aspects of physical building care, preventive maintenance, and asset preservation.
Ensure occupancy and building operations comply with all relevant commercial statutory laws and local municipal legislation.
Financial Management
Prepare comprehensive annual commercial property management and capital expenditure (CAPEX/OPEX) budgets.
Manage budgets efficiently,
yielding cost savings where possible without compromising building safety, aesthetics, or service quality.
Review all building financial data, CAM (Common Area Maintenance) reconciliation, and billing data to ensure accuracy.
Staff Leadership & Development
Interview, select, hire, supervise, and review qualified building operations, engineering, and management staff.
Appraise, develop, and mentor staff to ensure maximum contribution, high performance, and alignment with commercial hospitality standards.
Foster and maintain an "Occupants as Guests" philosophy among the entire onsite staff to elevate tenant satisfaction.
Relationship & Vendor Management
Manage critical relationships with corporate clients, tenant representatives, and key vendors.
Write comprehensive commercial vendor contract specifications (SLA/KPIs) and oversee all vendor bidding processes.
Act as the proactive liaison with local and Pune municipal authorities, as well as community public interest groups.
Ensure that all client deliverables, performance dashboards, and financial reports are submitted in a timely manner.
Qualifications and Skills14 to 16 years of proven experience in property management or facilities management, strictly within the commercial real estate sector (e.g., Grade-A office buildings, IT parks, business parks). Candidates with residential-only backgrounds will not be considered.
Bachelor’s degree in Business Administration, Real Estate, Engineering, Hospitality Management, or a related field (Master's degree or professional certifications like MRICS/BOMA are highly preferred).
Proven track record of managing large-scale commercial assets with multi-tenant occupancy.
Deep understanding of commercial budgeting, CAM calculations,
financial forecasting, and strategic cost-control measures.
Extensive knowledge of commercial local municipal laws, National Building Code (NBC), statutory compliance, and fire safety regulations specific to Pune.
Exceptional communication, negotiation, leadership, and corporate stakeholder management skills.
