The company owns and operates a growing portfolio of multi-tenant retail, flex, and office plazas, and is actively acquiring additional commercial spaces — creating an expanding need for hands-on, accountable operational oversight across the portfolio.

Role Overview

Prime Developers is looking for a Property Business Manager, based at the company's Hyderabad office, to take full ownership of the day-to-day wellbeing, performance, and growth of one assigned US commercial property. This is not a ground-up development role — the focus is on operating, maintaining, and growing an established building/commercial space after acquisition or completion.

The person in this role will act as the single point of accountability for the assigned property, directing and coordinating an on-site Property Manager and ground staff based in the US,



while personally owning leasing/bookings, maintenance oversight, marketing, accounting coordination, and overall growth of the asset. Regular reports will be shared with leadership on occupancy, maintenance, and financial performance.

Key Responsibilities

- Own the end-to-end performance of the assigned commercial property — treat it like a business unit with full accountability for its upkeep and growth.
- Exercise decision-making authority on growth-oriented initiatives for the property — leasing terms, budget allocation, capex, vendor contracts — and be able to justify each decision with clear financial and operational reasoning. (This will discuss with client)
- Direct and coordinate the on-site Property Manager and ground staff (maintenance, leasing/front-desk, vendors) from the Hyderabad office.
- Oversee bookings, leasing, and occupancy — track vacancies, tenant renewals, and new leasing opportunities to maximize occupancy and revenue.
- Manage maintenance operations — schedule repairs and preventive maintenance, track work orders, and ensure ground staff/vendors resolve issues promptly.
- Coordinate accounting and financial oversight — track rent collection, operating expenses, budgets, and P&L; for each property in partnership with accounting/finance resources. (If Applicable)
- Drive marketing and growth initiatives — improve property visibility, tenant mix,



and occupancy through marketing efforts and local partnerships.
- Manage vendor and contractor relationships — sourcing, negotiating, and overseeing US-based vendors for repairs, landscaping, security, and other services. (Client Decision)
- Ensure compliance with US property regulations, local codes, licensing, and insurance requirements applicable to each property. (If applicable/required)
- Provide regular reporting to leadership on occupancy, financial performance, maintenance status, and growth initiatives for the property.
- Be ready to take on additional properties and support onboarding/operational setup as the company's portfolio grows.

Requirements

- MBA in Finance (or equivalent) with 2–3 years of relevant experience, including a demonstrated track record of making business/financial decisions and justifying them with sound reasoning and data.
- Prior experience in property management, facilities management, or commercial real estate operations (US market experience strongly preferred but not mandate).
- Demonstrated ability to manage a team remotely and hold on-site staff accountable without being physically present at the property.
- Working knowledge of leasing/occupancy management, basic accounting/P&L;, and vendor management.
- Robust written and verbal English communication skills; comfortable working significant overlap with US business hours.
- Familiarity with property management or leasing software (e.g., AppFolio, Buildium, or similar) is a plus. (These are software’s recommended but its client decision)

- • Highly organized, ownership-driven mindset — comfortable being the accountable owner of an asset's outcomes rather than just a coordinator.
