About the Role

We are looking for a Residential Design Architect who can evaluate residential projects from the combined perspectives of planning, functionality, aesthetics, constructibility, compliance, cost and execution.

This is not a conventional architectural drafting role. The position involves reviewing designs, identifying shortcomings, recommending practical alternatives and translating architectural intent into clear, measurable and execution-ready specifications.

Key Responsibilities

- Design & Planning Review

- Review residential floor plans, elevations, sections and architectural drawings.
- Evaluate layouts for functionality, circulation, space utilisation, light, ventilation, privacy and overall user experience.
- Review designs prepared by external architects and identify inconsistencies, omissions and impractical provisions.
- Recommend design improvements while balancing aesthetics, functionality and budget.

- Constructibility & Technical Review

- Assess whether proposed designs can be practically and economically executed.
- Identify construction challenges and design risks before commencement.
- Review architectural, structural and MEP coordination from a constructibility perspective.
- Identify clashes between design intent, drawings and actual site conditions.

- Design Development & Specifications

- Develop and review planning options for independent residential plots.
- Optimise floor plates, staircases, lifts, shafts, balconies, terraces and service areas.
- Prepare design briefs and technical inputs for external architects.
- Develop and review detailed architectural, material and finish specifications.
- Convert subjective requirements into measurable specifications and acceptance criteria.

- Bye-Laws & Compliance

- Review designs against applicable local development controls, building bye-laws, FAR, setbacks,



height, parking and other relevant requirements.
- Identify potential approval and compliance risks at the design stage.
- Coordinate with architects and specialist consultants wherever required.

- Client & Agency Advisory

- Participate in client discussions and understand functional and aesthetic requirements.
- Explain design alternatives, trade-offs and practical implications in clear, non-technical language.
- Evaluate architects, builders and contractors from a design and technical perspective.
- Review sample drawings, specifications and completed/ongoing projects as part of agency evaluation.

- Site & Project Support

- Undertake selected site visits and design-related inspections.
- Review execution against approved drawings and specifications.
- Identify design deviations and recommend corrective action.
- Provide technical design inputs during construction and coordinate with project teams.

Candidate Profile

Must Have:

- B.Arch from a recognised institution.
- 2-3 years of relevant experience in residential architecture, design consultancy, construction, PMC or design review.
- Robust understanding of residential planning, detailing and construction methodology.
- Ability to critically review architectural drawings.
- Working knowledge of applicable building bye-laws and approval requirements.
- Strong AutoCAD skills; knowledge of SketchUp, Revit or similar tools preferred.
- Good Excel, PowerPoint and documentation skills.




- Strong written and verbal communication.

Preferred:

- Experience with independent residences, villas or plotted developments.
- Construction-site and execution exposure.
- Understanding of structural and MEP interfaces.
- Experience in specifications, BOQs, tender documentation or PMC.
- Ability to understand the cost implications of design decisions.
