Role & responsibilities :

Lite Stays is a growing serviced-apartment operator in Mumbai. We are looking for a Property Acquisition Manager to expand our portfolio by sourcing apartments, multi-unit opportunities and building-level partnerships across Mumbai.

The candidate will

- Source residential apartments suitable for serviced-apartment operations.
- Build and maintain relationships with builders, developers, property owners, investors, brokers and channel partners.
- Proactively identify multi-unit opportunities, entire floors and clusters of apartments.
- Conduct regular field visits and property inspections across Mumbai.
- Negotiate rent, security deposit, lock-in, escalation, brokerage and other commercial terms.
- Explore fixed lease, management contract and revenue-share models with owners and developers.
- Assess properties based on location, expected revenue, rental economics, building/society permissions and operational feasibility.
- Maintain an active pipeline of acquisition opportunities and provide regular updates to management.
- Coordinate documentation, commercial discussions and handover after approval.
- Work directly with the founder on larger property and developer partnerships.

Important:



This is a property acquisition and business development role, not residential property sales. The objective is to acquire suitable inventory for Lite Stays' serviced-apartment portfolio.

Preferred candidate profile:

- 25 years of experience in real estate business development, property acquisition, leasing, brokerage, co-living, managed accommodation or property management.
- Strong knowledge of the Mumbai residential real-estate market.
- Existing relationships with Mumbai brokers, builders, developers or property owners will be a major advantage.
- Comfortable with extensive field work and meeting property owners/brokers.
- Strong negotiation and commercial skills.
- Able to independently generate leads rather than relying only on company-provided leads.
- Experience sourcing multiple units or bulk inventory is preferred.
- Good English and Hindi communication skills. Marathi is a plus.
