Job Summary

Creative Square Consultants Pvt. Ltd. is looking for an experienced Project Manager to take complete ownership of the end-to-end execution and delivery of a premium Villa / Gated Community project at Bhanur, Hyderabad.

The ideal candidate must have proven hands-on experience in successfully executing and completing Villa / Gated Community projects, with complete ownership from project planning and mobilization through construction, finishing, MEP, quality, cost & budget control, customer-specific requirements, snagging, de-snagging and final handover to customers.

This is a senior project leadership role requiring strong expertise in Project Execution, Planning, Quality, Cost & Budget Management, MEP Coordination, Contractor Management and Customer Handover.

Key Responsibilities

- Take complete ownership of the project from mobilization to completion and final customer handover.
- Lead execution of civil, structural, architectural, finishing and external development works across the project.
- Develop and monitor master schedules, construction schedules and look-ahead plans to ensure timely project delivery.
- Track project progress against planned targets, identify delays and implement appropriate recovery plans.
- Ensure availability and effective utilization of manpower, materials, machinery and subcontractors.
- Manage project costs, budgets, BOQ, variations, wastage and resource utilization in coordination with QS / Commercial teams.
- Ensure execution is carried out as per approved drawings, specifications, BOQ,



project schedule and quality standards.
- Lead and coordinate MEP services including Electrical, Plumbing, HVAC, Fire Fighting, ELV and other building services.
- Ensure proper coordination between Civil, Architectural, Finishing and MEP activities.
- Drive QA/QC processes, inspections, testing and timely closure of quality observations.
- Manage and monitor contractors, subcontractors, consultants and vendors for productivity, quality and schedule adherence.
- Handle customer-specific modifications, upgrades and additional works within villas and ensure approved requirements are executed as per agreed timelines and standards.
- Coordinate with CRM / Customer Relations and site teams for customer inspections and requirement closure.
- Lead snagging, de-snagging, testing, commissioning and readiness of individual villas and common areas.
- Ensure timely closure of customer observations and defects before possession.
- Lead the final customer handover / possession process, including required documentation, warranties, test certificates and as-built records.
- Lead and mentor Project Engineers, Planning, QA/QC, MEP, QS and other site teams.
- Conduct regular project review meetings and provide management with updates on progress, cost, quality, risks, delays and critical issues.
- Ensure the project is delivered within the agreed Time, Cost, Quality and Safety parameters.

Mandatory Requirements





- 1822 years of overall experience in Construction / Real Estate / PMC.
- MANDATORY: Proven experience in Villa / Gated Community projects.
- Must have successfully completed Villa / Gated Community projects from project commencement through final customer handover / possession.
- Must have hands-on experience in Civil, Structural, Finishing and MEP coordination.
- Solid experience in Project Planning, Execution, Quality Management, Cost Control and Budget Management.
- Experience in managing customer-specific modifications / additional works in villa projects.
- Strong experience in snagging, de-snagging, customer inspections and final handover.
- Proven ability to manage multiple contractors, consultants, vendors and large project teams.
- Strong understanding of drawings, BOQ, specifications, project schedules, billing, variations and cost control.
- Excellent leadership, stakeholder management, coordination and problem-solving skills.
- Candidates should be capable of independently driving project delivery and taking complete ownership of the project.

Important Candidates with only High-Rise Residential, Commercial, Industrial or Infrastructure experience and without relevant Villa / Gated Community project experience will not be considered.
