We are a growing real estate third-party construction company based in the United States, specializing in providing construction services primarily for hotel projects. We are seeking a highly organized, analytical, and detail-oriented Project Estimator to support our pre-construction and bidding activities. This role requires solid construction knowledge, attention to detail, and the ability to ensure projects run smoothly from pre-construction through execution.

- Review construction drawings, specifications, plans, and scopes of work to understand project requirements.
- Perform detailed quantity takeoffs from construction drawings for various trades.
- Prepare accurate labor, material, and equipment estimates based on project requirements.
- Develop detailed project estimates, budgets, and bid proposals.
- Prepare and organize detailed bid packages and scopes of work for subcontractors.
- Solicit and coordinate subcontractor and vendor pricing during the bidding process.
- Collect, review, and analyze subcontractor and vendor proposals.
- Compare subcontractor proposals and prepare detailed bid comparison and leveling sheets.
- Review proposals for scope coverage, exclusions, qualifications, assumptions, and pricing discrepancies.
- Identify scope gaps, missing items, duplicated scopes, and potential cost risks before finalizing estimates.
- Verify that subcontractor proposals properly cover the required scope shown in the drawings and specifications.
- Research material and labor costs when required to support project estimates.
- Assist with value engineering and cost-saving opportunities by evaluating alternative materials, methods, and scopes.
- Maintain accurate estimating worksheets, takeoff files, pricing information, and supporting documentation.
- Update estimates as drawings, specifications, and project requirements change.




- Assist in preparing final bid submissions and detailed cost breakdowns.
- Work closely with the estimating team to ensure all trades and project scopes are properly accounted for.
- Support multiple projects and bids simultaneously while meeting required deadlines.

Qualifications
- Bachelor's degree or educational background in Construction Management, Civil Engineering, Architecture, or a related field.
- Strong understanding of construction estimating, quantity takeoffs, bidding, and construction costs.
- Ability to read and understand construction drawings, plans, specifications, and details.
- Understanding of construction materials, labor requirements, subcontractor scopes, and construction methods.
- Strong proficiency in Microsoft Excel and spreadsheet-based estimating.
- Familiarity with construction estimating and quantity takeoff software.
- Strong analytical and mathematical skills.
- Exceptional attention to detail and ability to identify discrepancies and scope gaps.
- Strong written and verbal communication skills.
- Ability to work independently and manage multiple estimates and bid deadlines.
- Ability to work effectively in a remote team environment.

Preferred Skills
- Experience estimating hotel, commercial, multifamily, or residential construction projects.
- Experience with US construction projects and construction practices.
- Experience preparing detailed quantity takeoffs and cost estimates.
- Familiarity with CSI divisions, construction trades,



and subcontractor scopes.
- Experience reviewing and leveling subcontractor proposals.
- Experience with construction estimating and takeoff software.
- Strong Excel skills, including formulas, lookup functions, data organization, and cost analysis.
- Ability to identify scope exclusions, assumptions, omissions, and potential change-order risks.
- Knowledge of material pricing, labor costs, and subcontractor pricing for US construction projects.
