Role Overview

We are seeking a detail-oriented and proactive Planning Engineer to manage project planning, scheduling, progress monitoring, resource allocation, and MIS reporting for residential construction projects.

The role will coordinate with site engineering teams, excavation teams, contractors, procurement, design, and other support functions to ensure timely execution of project activities. The Planning Engineer will monitor planned versus actual progress, identify delays and bottlenecks, prepare recovery schedules, and support project teams in achieving construction milestones within planned timelines and budgets.

Key Responsibilities

1. Project Planning & Progress Monitoring

- Develop, maintain, and regularly update project schedules and milestones.
- Monitor planned vs. actual progress and identify deviations.
- Prepare daily, weekly, and monthly progress reports.
- Conduct progress meetings and track action items.
- Coordinate with site teams, excavation teams, contractors, and supporting functions.
- Identify execution bottlenecks and escalate critical issues.

1. Manpower & Resource Planning

- Prepare planned vs. actual manpower reports.
- Assess manpower requirements based on project schedules and upcoming activities.
- Coordinate with site teams and contractors to ensure adequate manpower availability.
- Monitor resource allocation and identify shortages affecting project timelines.

1. Material Procurement Planning

- Prepare material quantity requirements in coordination with project and procurement teams.
- Develop material procurement schedules aligned with construction timelines.
- Track planned vs. actual procurement and delivery.
- Identify potential material shortages and assess their impact on project progress.

1. Contractor & Supplier Coordination

- Prepare and maintain contractor and supplier schedules.
- Track planned and actual activity start/completion dates.
- Monitor contractor deliverables and lead times.
- Prepare contractor performance and delay reports.
- Escalate delays in mobilization,



commencement, or execution.

1. Drawing & Design Coordination

- Prepare and maintain project drawing schedules.
- Coordinate with architecture, structural, MEP, design, and other teams.
- Track drawing submission and approval timelines.
- Follow up on pending drawings and identify dependencies affecting site execution.

1. Cash Flow Planning

- Prepare monthly project cash flow reports with finance and project teams.
- Track planned vs. actual cash flow.
- Coordinate upcoming financial requirements related to materials, contractors, and project milestones.
- Highlight significant financial deviations affecting project execution.

1. Delay Analysis & Recovery Planning

- Monitor and document project delays and their impact.
- Identify delay causes such as weather conditions, material shortages, drawing delays, contractor issues, execution constraints, and other dependencies.
- Prepare delay analysis and recovery/catch-up schedules.
- Track corrective actions and progress against revised schedules.

1. MIS & Management Reporting

- Prepare monthly MIS and project performance reports.
- Consolidate information related to progress, manpower, materials, contractors, drawings, cash flow, and delays.
- Present key project updates, risks, deviations, and action points to management.
- Maintain accurate planning records and project schedules.

Required Skills & Experience

- 2 5 years of relevant experience in construction planning and project scheduling.
- Experience in residential construction, villa projects, apartments, or real estate development preferred.
- Hands-on experience with MS Project (MSP) and Primavera P6.
- Strong understanding of construction planning, project sequencing, milestones, and progress tracking.
- Experience in manpower/resource planning, material scheduling, contractor coordination, and drawing schedule management.
- Knowledge of delay analysis and catch-up/recovery scheduling.
- Solid proficiency in MS Excel and MIS reporting.
- Experience preparing project master schedules, activity-level schedules, and monthly reports.
