Role Overview

We are looking for an experienced Assistant Manager Planning to lead project planning, scheduling, progress monitoring, resource planning, and project performance reporting for residential construction projects. The role will develop and maintain integrated schedules, monitor planned versus actual progress, coordinate with project execution and support teams, and proactively manage schedule risks and dependencies.

Key Responsibilities

1. Project Planning &
- Scheduling

- Develop, review, and maintain master and activity-level project schedules covering sub-structure, super-structure, internal/external finishes, MEP, and other activities.

- Define milestones, dependencies, critical activities, and execution timelines.

- Monitor schedule adherence and update plans based on actual progress and changes.

- Support short-, medium-, and long-term project execution planning.

1. Progress Monitoring &
- Performance

- Oversee daily, weekly, and monthly progress reporting.

- Validate site progress and monitor planned vs. actual performance.

- Track milestones, identify deviations, and highlight activities that may affect completion.

- Consolidate project performance information for management reviews.

1. Cross-functional Coordination

- Coordinate with Project Heads, Site Engineers, Excavation, Procurement, Design, Finance, and Contractors.

- Track dependencies related to work orders, drawings, materials, payments, and contractor readiness.

- Organize progress meetings, track action items, and escalate critical constraints.

1. Manpower &
- Resource Planning

- Prepare and review planned vs. actual manpower deployment reports.

- Assess manpower and resource requirements against construction schedules.





- Identify resource shortages and coordinate timely corrective action.

- Monitor resource utilization across project activities.

1. Material &
- Procurement Scheduling

- Oversee major material requirement planning and procurement schedules.

- Track planned vs. actual material deliveries and critical dependencies.

- Coordinate with procurement, stores, and site teams to address shortages and delays.

- Support material forecasting based on project execution plans.

1. Contractor &
- Supplier Planning

- Manage schedules for major contractors and suppliers.

- Track mobilization, activity start/completion dates, lead times, and resource deployment.

- Monitor contractor performance and identify schedule deviations.

- Escalate contractor-related risks affecting project milestones.

1. Cash Flow Planning

- Coordinate monthly project cash flow forecasts with Finance and Project teams.

- Monitor planned vs. actual cash flow and upcoming financial requirements.

- Align cash flow with project milestones, procurement, and contractor schedules.

- Highlight significant financial deviations and schedule-related impacts.

1. Drawing &
- Design Coordination

- Maintain drawing schedules and coordinate with Design, Architecture, Structural, and MEP teams.

- Track drawing submission, review, and approval timelines.

- Identify drawing dependencies and escalate delays affecting execution.





- Ensure approved drawings are available as per the construction schedule.

1. Delay, Risk &
- Recovery Planning

- Monitor schedule delays and identify root causes such as execution constraints, weather, drawing delays, material shortages, contractor issues, and resource gaps.

- Assess the impact of delays on project milestones and completion dates.

- Develop and monitor catch-up/recovery schedules and corrective actions.

- Maintain risk and issue trackers and escalate critical risks.

1. MIS &
- Management Reporting

- Prepare and consolidate monthly MIS reports and management dashboards.

- Report on project progress, manpower, materials, contractors, drawings, cash flow, delays, and recovery plans.

- Prepare planned vs. actual performance reports and highlight key deviations.

- Provide actionable insights to support project reviews and decision-making.

Required Skills &

- Experience

- 6 - 10 years of relevant experience in construction planning and project scheduling.

- Experience in residential construction, villas, apartments, or real estate development preferred.

- Hands-on proficiency in Primavera P6 and MS Project (MSP).

- Robust knowledge of construction planning, sequencing, milestones, baseline schedules, and progress monitoring.

- Experience in manpower/resource planning, material scheduling, contractor coordination, drawing management, and cash flow monitoring.

- Knowledge of delay analysis, schedule variance, risk identification, and recovery planning.

- Strong proficiency in MS Excel, MIS reporting, dashboards, and data analysis.

- Experience in maintaining project master schedules and consolidated monthly reports.

- Strong cross-functional coordination and stakeholder management skills.
