Job Prospect | Financial Modelling Trainer – Real Estate Project Finance
We are looking for an experienced Financial Modelling Trainer to design and deliver a customised financial modelling program for a real estate financing company.
The role will involve training finance professionals who evaluate real estate projects from funding, credit and investment perspectives. The training needs to be highly practical and transaction-oriented, rather than a generic Excel or financial modelling program.

Key Areas of Training
- Excel & Financial Model Architecture: Advanced Excel, formulas, shortcuts, professional formatting, model structuring, controls and auditability.
- Real Estate Financial Modelling: Project lifecycle, revenue and cost assumptions, construction timelines, sales, collections and project profitability.
- Project Finance & Funding: Sources & uses, funding gaps, debt sizing, LTV/LTC, debt serviceability and project cash flows.
- Sales & Collection Modelling: Inventory, sales velocity, receivables, collection schedules and cash-flow linkages.
- Debt & Structured Finance: Debt drawdowns, tranches, interest, fees, repayment structures, cash sweeps, cash trapping and lender returns.
- Equity & Waterfall Modelling: Capital accounts, preferred returns, profit sharing, waterfalls, investor/partner IRR and MOIC.
- Returns & Valuation: IRR/XIRR, NPV, DSCR, ICR, WACC, LTV, LTC, DCF and project valuation.
- Sensitivity & Stress Testing: Sales/collection delays, cost overruns, approval delays, higher financing costs, additional capital requirements and lender recovery analysis.
- IC & Credit Outputs: Converting detailed models into concise investment/credit committee outputs,
dashboards and decision-making summaries.
- Model Review & Controls: Reconciliations, formula checks, hardcode identification, broken links, timeline checks and model audit.
- AI & Automation: Practical use of AI for formula assistance, data extraction, model review, error detection, automated sensitivities and management/IC reporting.
Candidate Profile
- 5+ years of relevant experience in financial modelling, project finance, real estate finance, structured finance, investment banking, credit underwriting or related areas.
- Strong expertise in Excel-based financial modelling, including integrated three-statement/project cash-flow models.
- Hands-on experience with real estate project finance / real estate underwriting / credit analysis is strongly preferred.
- Should be comfortable modelling debt structures, equity waterfalls, lender returns, XIRR, sensitivities and stress scenarios.
- Prior experience in designing and delivering corporate training programs is preferred.
- Ability to develop customised case studies and practical assignments based on real-world real estate financing transactions.
- Strong understanding of model review, controls, auditability and financial decision-making.
- Exposure to AI tools and automation in financial modelling will be an advantage.
Training Expectations The trainer will be expected to:
- Independently design the detailed curriculum and session plan based on the organisation's requirements.
- Develop practical real estate financing case studies.
- Conduct hands-on modelling sessions rather than purely conceptual lectures.
- Include model-review exercises, assignments and assessments.
- Train participants to use models for funding, credit, repayment and investment decisions.
- Provide relevant templates, models and learning resources.
- Recommend appropriate methodology, duration, batch size and delivery format.
