Job Description – Technical Coordinator (UDCPR, Plot Potential & Liaison)

About the Role

We are an industrial acquisition and development company involved in land acquisition, leasing, sale, industrial layout development, and residential projects. We are looking for a Technical Coordinator with a Civil Engineering, Architecture, or Planning background who can evaluate land development potential, coordinate with architects, interpret UDCPR regulations, and independently liaise with authorities such as PCMC, PMRDA, MIDC, and Town Planning departments.

Key ResponsibilitiesLand & Development Potential Assessment

- Evaluate development potential of land parcels.
- Assess zoning, permissible land use, road width impact, and buildability.
- Prepare feasibility reports and development potential assessments.

FSI & Buildability Analysis

- Coordinate with architects for FSI/FAR calculations.
- Verify base FSI, premium FSI, TDR potential, setbacks, parking, and built-up area calculations.
- Translate technical feasibility into commercial development potential.

UDCPR Compliance

- Interpret and apply Maharashtra UDCPR regulations.
- Review provisions related to margins, setbacks, height, parking, amenity spaces, and layout approvals.
- Ensure project compliance with statutory requirements.

Architect & Consultant Coordination

- Coordinate with architects, surveyors, structural engineers, and consultants.
- Review drawings and layouts for regulatory compliance.
- Ensure timely submission of plans and approvals.

Liaison & Approvals

- Liaise with PCMC, PMRDA, MIDC, Gram Panchayat, and Town Planning Authorities.




- Follow up for layout sanctions, building permissions, NA permissions, Commencement Certificates, Occupancy Certificates, and related approvals.
- Track approval status and resolve authority queries.

Documentation & Site Coordination

- Manage technical documentation including 7/12 extracts, property cards, zone certificates, layout plans, and sanction documents.
- Conduct site visits for verification of boundaries, access roads, and development feasibility.
- Maintain approval trackers and project records.

Required Skills

- Strong knowledge of UDCPR and development regulations.
- Expertise in FSI calculations, plot potential assessment, and feasibility studies.
- Experience with PCMC, PMRDA, MIDC, and planning authorities.
- Ability to read architectural and layout drawings.
- Knowledge of land records and development approvals.
- Proficiency in AutoCAD and MS Office.
- Strong coordination, communication, and follow-up skills.
- Fluency in Marathi, Hindi, and English.

Qualifications

- Degree/Diploma in Civil Engineering, Architecture, or Town/Urban Planning.
- 3–8 years of relevant experience in real estate, industrial development, liaison, planning, or technical coordination.
- Experience handling development approvals in Pune/PCMC region preferred.
- Valid driving license and willingness to travel for site and authority visits.

Compensation

Attractive fixed salary plus performance-based incentives linked to project approvals and milestones.

Pay: ₹35,000.00 - ₹45,000.00 per year
