Role Objective

We are looking for an experienced Finishing Engineer to manage and execute finishing works for premium high-rise residential projects in Mumbai.

The candidate will be responsible for ensuring superior workmanship, adherence to drawings and specifications, timely completion, coordination between multiple agencies, systematic snagging and possession-ready delivery of apartments and common areas.

The role requires robust on-site execution capabilities and a keen eye for finishing quality and detailing.

Key Responsibilities

1. Finishing Works Execution

* Plan, supervise and execute all internal and external finishing activities.

* Manage works including:

* Blockwork and internal plaster

* Waterproofing

* Screeding and flooring

* Marble, granite and tile works

* Gypsum/plaster and false ceilings

* Internal and external painting

* Doors, frames and hardware

* Aluminium/windows and glazing

* Railings and metal works

* Sanitary and CP fittings

* Kitchen and utility finishes

* Carpentry and joinery

* Façade finishing interfaces

* Common areas, lift lobbies and staircases

* Entrance lobby and other premium finishes

* External development and landscape interfaces

2. Quality Control

* Ensure finishing works are executed strictly as per approved drawings, specifications, material approvals and established quality standards.

* Inspect workmanship at every stage instead of identifying defects only at completion.

* Check line, level, plumb, alignment, joints, slopes, surface finish, shade variations and overall aesthetics.

* Ensure proper protection of completed finishes to prevent damage by subsequent agencies.

* Establish and maintain benchmark/mock-up standards before commencement of repetitive finishing works.

* Identify defective workmanship and ensure timely rectification.

3. MEP & Services Coordination

* Coordinate finishing works with electrical, plumbing, fire-fighting, HVAC, ELV and other service contractors.

* Ensure all concealed services are inspected and approved before closing walls, ceilings, shafts or flooring.





* Prevent rework arising from improper coordination between civil, finishing and MEP agencies.

4. Planning & Contractor Management

* Prepare floor-wise and activity-wise finishing schedules in line with the overall project programme.

* Monitor daily and weekly progress against targets.

* Coordinate multiple contractors and vendors to maintain proper work sequence.

* Assess manpower and material requirements in advance to avoid delays.

* Conduct regular site coordination meetings and follow up on pending activities.

* Verify contractor work quantities and assist in certification of bills where required.

5. Drawings & Technical Coordination

* Study and implement architectural, interior, structural and MEP drawings.

* Identify drawing discrepancies and constructability issues before execution.

* Coordinate with architects, consultants and the project team for RFIs and technical clarifications.

* Ensure only the latest approved drawings are being followed at site.

6. Snagging & Possession Readiness

* Conduct systematic apartment-wise, floor-wise and common-area snagging.

* Maintain snag lists with clear responsibility and closure timelines.

* Carry out pre-handover inspections before units are offered for customer inspection.

* Coordinate with CRM/Post-Sales teams for customer inspections and possession.

* Ensure customer snags are attended to promptly and closed to the required quality standard.

* Ensure flats are thoroughly checked, cleaned, functional and possession-ready before handover.

7. Material Management

* Check incoming finishing materials for approved make, specification, shade and quality.

* Monitor material consumption and minimise wastage.

* Ensure appropriate storage and protection of high-value finishing materials.

* Coordinate material requirements and delivery schedules with Procurement.

8. Documentation & Reporting

Maintain proper records of:

* Daily progress

* Quality inspections

* Material approvals

* Mock-up approvals





* RFIs and drawing revisions

* Snagging and closure status

* Contractor performance

* Floor-wise completion status

Provide regular progress and quality reports to the Project Manager/Management.

Candidate Profile

* B.E./B.Tech Civil or Diploma in Civil Engineering

* 5–10 years of relevant experience, preferably with reputed developers or contractors executing high-rise residential projects in Mumbai.

* Strong hands-on experience in premium residential finishing works.

* Should have independently handled finishing of multiple floors/apartments through final possession.

* Good understanding of architectural drawings, finishing details and MEP interfaces.

* Strong knowledge of finishing materials, installation methodology and quality standards.

* Ability to manage multiple contractors and large site teams.

* Strong problem-solving and coordination abilities.

* Extremely detail-oriented with a strong eye for workmanship, alignment, aesthetics and final presentation.

Preferred Experience

Preference will be given to candidates who have:

* Worked on premium/luxury high-rise residential buildings

* Managed finishing from bare shell through possession

* Experience with sample/mock-up flats

* Managed apartment and common-area snagging

* Coordinated directly with architects and interior designers

* Experience in customer handover and possession

* Delivered projects with high-quality marble, stone, façade, lobby and interior finishes

Reporting To: Project Manager / Project Head

Pay: ₹40,000.00 - ₹50,000.00 per month
