About the Role

White Collar Realty is looking for an experienced Performance Marketing Manager / PPC Specialist with a proven track record of generating qualified, high-ticket real estate leads.

The ideal candidate must have hands-on experience managing paid acquisition and digital marketing campaigns for real estate projects, preferably across the Gurgaon/Gurugram and Dubai/UAE property markets.

This is a performance-focused role. We are looking for someone who understands how to move beyond impressions, clicks and low CPL to generate qualified property buyers, investors, NRI prospects, meetings, site visits and sales opportunities.

Prior experience in real estate performance marketing and lead generation is mandatory.

Key Responsibilities

- Paid Performance Marketing
- Plan, execute and optimize Google Ads campaigns, including Search, Performance Max, Display, YouTube and Remarketing.
- Manage Meta Ads across Facebook and Instagram.
- Develop paid acquisition strategies for luxury and high-ticket real estate projects.
- Conduct keyword, competitor, audience and search-intent research.
- Manage campaign budgets and optimize CPL, CAC, ROAS and conversion rates.
- Continuously test audiences, creatives, ad copy, landing pages and campaign structures.
- Build retargeting strategies across Google and Meta.
- Real Estate Lead Generation
- Generate qualified leads for Gurgaon/Gurugram and Dubai/UAE real estate projects.
- Develop campaigns targeting luxury property buyers, investors, HNIs and NRI audiences.
- Improve lead quality rather than focusing only on lead volume.
- Track performance throughout the funnel:

Paid Ads → Landing Page → Lead → Qualification → CRM → Follow-up → Meeting/Site Visit → Booking





- Work closely with the sales team to understand lead quality and optimize campaigns based on actual sales feedback.
- Analyze lead-to-qualified-lead, lead-to-meeting, site-visit and conversion performance.
- WhatsApp, Email & CRM Marketing
- Create and manage WhatsApp marketing and lead-nurturing campaigns.
- Build automated follow-up and remarketing workflows.
- Manage email marketing, segmentation, drip campaigns and lead nurturing.
- Integrate paid campaigns with CRM and marketing automation workflows.
- Develop re-engagement strategies for existing and inactive databases.
- Analytics & Conversion Optimization

Mandatory Requirements

- Demonstrable experience generating leads for real estate projects.
- Strong hands-on expertise in Google Ads and Meta Ads.
- Experience generating high-ticket property leads.
- Strong understanding of lead quality and the real estate sales funnel.
- Experience managing meaningful paid advertising budgets.




- Robust knowledge of conversion tracking and campaign analytics.
- Experience with WhatsApp and/or email marketing.
- Understanding of CRM and marketing automation.
- Working knowledge of modern AI marketing tools.
