Portfolio Manager Leasing, Loans & Theatre Business

Agrawal Group is hiring an experienced professional to manage its pre-leased commercial portfolio, group loan portfolio, and theatre (cinema) business. The role requires strong reconciliation and vendor-negotiation skills, along with basic technical, banking, and taxation knowledge to coordinate effectively with the accounts and technical teams.
Key Responsibilities
Lease & Rental Portfolio
Monitor the group's pre-leased property portfolio end-to-end
Verify rental receipts against bank statements and reconcile discrepancies
¢ Track lease agreements, escalations, renewals, and tenant compliance
AMC (Annual Maintenance Contracts)
¢ Review and verify AMC invoices for accuracy and contract compliance
¢ Apply basic technical knowledge (electrical, HVAC, fire safety, elevators, etc.) to assess service quality and invoice validity
¢ Negotiate AMC terms, renewals, and rates with vendors
Reconciliation
¢ Perform regular bank, rental, and vendor reconciliations
¢ Identify and resolve mismatches between invoices, contracts, and payments
Basic Taxation Awareness
¢ Basic working knowledge of GST and TDS to review invoices and rentals at a preliminary level
¢ Liaise with the in-house accounts team for detailed tax compliance and filings (this role is not responsible for filing)
Banking & Debt Portfolio




¢ Monitor the group's loan portfolio across properties/entities
¢ Track interest calculations, EMI schedules, and debt servicing
¢ Liaise with banks/NBFCs for documentation, renewals, and compliance requirements
¢ Maintain loan-related compliance documentation (sanction letters, hypothecation, insurance, etc.)
Theatre (Cinema) Business Oversight
¢ Basic understanding of cinema operations (ticketing, F&B;, equipment AMC, revenue tracking) to support portfolio monitoring
¢ Coordinate with the theatre operations team on invoice and vendor management
Required Skills & Knowledge
¢ Robust reconciliation skills (bank, rental, vendor)
¢ Basic technical knowledge for AMC evaluation
¢ Strong negotiation skills with vendors/contractors
¢ Basic understanding of GST & TDS (working knowledge, not filing expertise)
¢ Basic banking/loan/interest calculation knowledge
¢ Exposure to real estate leasing operations preferred
¢ Basic familiarity with cinema/theatre business operations is an added advantage
¢ Proficiency in Excel/Tally/ERP systems
Qualifications
¢ Bachelor's/Master's degree in Commerce, Finance, or related field (MBA Finance/CA Inter preferred but not mandatory)
¢ Prior experience in real estate, facility management, or group finance roles preferred
Ideal Candidate
A detail-oriented, experienced finance and operations professional with hands-on exposure to lease audits, AMC vendor negotiations, bank reconciliation, and loan portfolio tracking comfortable working across commercial leasing, banking coordination, and cinema business operations.
