DUTIES & RESPONSIBILITIES
Branch Head :
- Overall Management of the Branch Office.
- General Administration
- Do all the Office and Project related administrative and liasoning works .
- Plan ,Co-ordinate and implement Marketing-ATL & BTL activities .
- Deal with Branch Petty cash in coordination with CR AM.
- Co-ordinate CRE and Sales Officers towards accomplishing their tasks.
- Help achieve Sales officers achieve sales Targets.
- Prepare, co-ordinate and follow up the Banks for project approval.
- Help achieve the after sales collections of CRE.
- Help and Co-ordinate the booked customers to get the bank loan process including Power of attorney.
- Help and Co-ordinate CRE for getting loan approval of the customers.
- Help &Coordinate; all the sale agreement and sale deed registrations with CRE
- Meet the document writer to handover and follow up towards registration.
- Attend and coordinate all the previous project related queries and grievances of the customers
- Prepare and attend the monthly HOD meetings with all the Branch sales and collections details.
- Report the daily attendance of the staff to HR.
Additional duties and Responsibilities:
- Present the Sale agreement /Sale deed documents before the Registrar and collect the Token for registration.
- Help Coordinate to get the original documents from the Registrar office on due dates.
Sales Manager :
- Dealing with enquiries received from Website, GLP, Telephone, references, Exhibitions, Walk-in etc and distribute equally among team members.
- Try and ensure to get maximum leads and there by maximum site visits from the warm client list of the Sales Team.
- Ensure all the leads generated are entered with complete details to the Sales Fokuz’ by sales Officers.
- Ensure effective follow ups,
activities etc are done in Sales fokuz.
- To ensure maximum sales closures by negotiating and convincing skills from prospective leads through the Sales Team.
- Help customers to get Home loan from various project approved Banks.
- Ensure complete and clear Allotment application from the customers as per RERA.
- Handover the files of the customers to the CRE upon collecting the sale agreement amount Responsible for ensuring that the team target is achieved each month.
- Monitoring sales team performance, analyzing sales data, periodical forecasting and reporting to DGM/GM.
- Ensure compliance with housing laws and policies (Govt Regulations, RERA Etc.) while closing property deals.
- Conduct the inspection of the Unit to ensure the terms and conditions of sales are met before handing over.
Collection:
- To ensure that the booking amount with clear Car park allotment is done from the new customers.
- Ensure agreement amount and all the requisite documents like Allotment form, Payment Proposal, Sales Notes etc are collected prior to agreement and handover the complete file to Customer Care Dept.
- Preparation of Payment proposal with payment schedule, update Availability chart with Car Park of all the 3 Projects
- Always keep a positive rapport with the existing customers so as to ensure to prompt payment as per the agreed payment schedule and also try to get maximum referrals.
Training/ Mentoring:
- Conduct meeting to ensure and update product knowledge across sales team.
- Motivate and Guide the team for better performance
- Ensure the requirement or grievances of the team members are reported to DGM/GM/MP for early settlement.
Recruitment:
- Preliminary recruitment/Interview of Office Staff/Sales person and sending the feed back to DGM/VP for further action.
- Collect and forward Resumes to HR Department.
