About the Role

Role - Project Manager – New Facility & Pan-India Infrastructure

About the Role We are looking for an experienced Project manager who will initially lead the development and execution of our new facility and subsequently take ownership of projects, infrastructure and facility maintenance across our Pan-India locations. The incumbent will be responsible for delivering the new facility from planning through commissioning and handover, while building a structured and proactive Pan-India facilities and maintenance framework for the organization's existing locations.

Responsibilities

1. New Facility – Project Leadership

- Lead the end-to-end development of the recent facility from project planning through completion, commissioning and handover.
- Coordinate civil, structural, MEP, HVAC, electrical, plumbing, fire-fighting and other infrastructure works.
- Coordinate plant utilities and facility infrastructure as per operational requirements.
- Manage architects, consultants,



contractors and vendors.
- Monitor project progress, quality, cost and timelines.
- Identify project risks, delays and bottlenecks and drive corrective actions.
- Monitor RA bills, final bills, measurements, variations and project commercials.
- Conduct regular project review meetings and provide progress reports to management.
- Drive snagging, testing, commissioning and final facility handover.

2. Pan-India Facilities Management

- Once the new facility is established, take ownership of facilities and infrastructure across all company locations in India.
- Establish a standardized facilities management framework across locations.
- Conduct periodic facility audits and identify infrastructure, maintenance and safety requirements.
- Create preventive maintenance plans for buildings, utilities, electrical systems, HVAC, DG, plumbing, fire-fighting and other facility infrastructure.
- Develop annual maintenance plans and budgets for all facilities.
- Establish facility-wise maintenance calendars and reporting mechanisms.
- Identify opportunities for cost optimization and energy/resource efficiency.

3. Maintenance Management

- Establish a structured preventive and predictive maintenance system across facilities.
- Monitor breakdown maintenance and ensure timely resolution of critical issues.
- Coordinate with internal maintenance teams and external service providers.
- Develop AMC contracts for critical equipment and facility systems.
- Monitor AMC/vendor performance and SLA adherence.




- Maintain records of equipment, assets, maintenance history and recurring issues.
- Analyse breakdown trends and implement preventive corrective actions.
- Ensure critical facility systems have appropriate backup and contingency plans.
- oversee the infrastructure 7 utilities requirements across facilities.

4. Vendor & Contractor Management

- Build and manage a reliable Pan-India vendor/contractor network.
- Evaluate vendors, quotations and commercial proposals.
- Negotiate AMCs, service contracts and SLAs.
- Monitor vendor performance, service quality and timely delivery.

5. Budget & Cost Management

- Prepare and monitor project and facility maintenance budgets.
- Review quotations, BOQs, contracts and commercial proposals.
- Identify cost-saving opportunities while maintaining quality and safety.
- Provide budget inputs for new projects and facility expansion.

6. EHS, Compliance & Statutory Requirements

- Ensure EHS, fire-safety and statutory compliance across facilities.
- Coordinate inspections, certifications, approvals and renewals.
- Conduct safety/compliance audits and drive closure of gaps.
- Ensure contractors follow required safety standards.

7. Cross-Functional Leadership

- Coordinate with Operations, Engineering, Procurement, Finance, HR, Administration and EHS.
- Drive facility/project requirements and resolve cross-functional issues.
- Support expansion, relocation and modification projects.
- Provide management updates on projects, facilities, risks and budgets.

Qualifications

- B.E./B.Tech in Civil Engineering preferred.

Required Skills

- 8–12 years of experience in projects, infrastructure, facilities or industrial construction.
- Experience in factory/industrial facility development and project execution.
- Exposure to multi-location facilities, ME
