Job DescriptionManager – MIS & Project Controls NDepartment: Infrastructure & Expansion NPosition: Manager – MIS & Project Controls NNo. of Positions: 1 NWork Arrangement: Head Office / Hybrid with project and department coordination NExperience: 7–11 Years NnRole Overview NThe Manager – MIS & Project Controls will be responsible for maintaining accurate and reliable project, facility, occupancy, cost, and performance data across the Infrastructure & Expansion function. NThe role will consolidateinformation from different departments, maintain dashboards and master data, track project progress, control documents and expiry dates, and provide clear, evidence-based reports to management for timely decision-making. NnKey Responsibilities N1. Occupancy & Cost Data Management Nn Consolidate centre-wise monthly data for: N Rentn CAM charges N Maintenancen Diesel and generator expenses N Electricity and water N Annual Maintenance Contracts (AMC) N Other facility-related costs N Maintain carpet-area data and calculate relevant cost metrics. N Reconcile information with Finance and Operations before reporting. Nnn2. Facility Master Management Nn Maintain the central master database of: N Existing facilities N Franchise unitsn Upcoming projects N Projects under development N Maintain location, facility format, responsible owners, commercial details, technical information, and compliance records. N Ensure the master database remains updated and accurate. Nnn3. Project Controls & Tracking Nn Track all live projects against approved: N Budgetsn Timelines N Milestonesn Project schedules N Prepare and circulate aweekly project dashboard. N Highlight delays, deviations, forecast completion dates, pending decisions, and action owners. N Escalate critical delays and risks to management. Nnn4. Data Validation & Accuracy Nn Ensure every major reported figure or project status is supported by relevant source records. N Identify incomplete, inconsistent, or unverified information. N Follow up with responsible departments for corrections. N Clearly differentiate between verified information and pending/unconfirmed data. Nnn5.



Document & Expiry Control Nn Maintain a central repository of: N Property documentsn Contractor agreements N Drawingsn Approvals N Licencesn Guarantees N Other project-related documents N Track renewal dates, guarantee periods, and Defect Liability Periods (DLP). N Provide advance alerts for upcoming expiries and renewals. Nnn6. Project Camera & Site Visibility Nn Coordinate with IT and site teams for project-camera installation and availability. N Monitor feed access andrecording arrangements. N Escalate camera outagesor missing site evidence to the responsible team. N Ensure management has adequate visibility of project progress. Nnn7. Cross-Functional Coordination Nn Coordinate reporting inputs from: N Operationsn Finance N Legaln Procurement N HRn ITnBiomedical N Projectsn Real Estate N Maintain dependency andaction trackers. N Follow up on delayed inputs and escalate pending actions with proper evidence. Nnn8. Performance & Management Reporting Nn Maintain contractor performance scorecards covering: N Schedule adherencen Quality N Safetyn Defect closure N Commercial performance N Prepare centre-wise occupancy reports. N Track metrics such as rent per square foot and cost-to-revenue ratio, wherever verified data is available. N Present clear and decision-oriented reports to management. NnnCandidate Profile Nn Educational Qualification N Graduate in Engineering, Commerce, Business Administration, or a related field. N MBA or equivalent postgraduate qualification will be preferred. Nnnn Relevant Experience N 7–11 years of experience in: N MISn Project Controls N Project PlanningnBusiness Analysis N Management Reporting N Experience supporting capital projects, infrastructure, construction, healthcare, retail, or multi-location expansion will be preferred.

N Accuracy of occupancy and cost reporting. N Reliability of project and site evidence. N Timely maintenance of document and expiry registers. NnnInitial Priorities After Joining Nnn First 30 Days N Start centre-wise data collection. N Establish the source-data register. N Prepare and update the facility master. N Create a central actiontracker. Nnnn By 60 Days N Establish the occupancyand cost dashboard. N Create project baselines and tracking formats. N Establish central document and expiry registers. N Standardise weekly project reporting. Nnnn By 90 Days N Implement monthly facility reporting. N Establish reliable exception and expiry alerts. N Start regular contractor-performance reviews. N Improve management reporting and project visibility.
