Role Overview -

The Sales Manager will be responsible for leading and managing the sales team for assigned real estate projects, driving revenue and booking targets, developing sales strategies, monitoring team performance, and ensuring efficient conversion of leads into site visits and bookings.

The role requires a strong combination of people management, sales leadership, data analysis, reporting, strategic planning, and hands-on real estate sales experience.

The ideal candidate should be able to identify gaps in the sales funnel, analyse performance reports, develop actionable strategies, coach the sales team, and work closely with Pre-Sales, Marketing, CRM, and Management teams to achieve project-level business objectives.

Working Location - South Pune

Key Responsibilities -

- Own the overall sales performance of assigned real estate projects and drive the team towards achieving monthly, quarterly, and annual sales and revenue targets.
- Lead, manage, motivate, and mentor the sales team, ensuring individual and team-level productivity and target achievement.
- Drive the complete sales funnel from lead allocation → follow-up → site visit → negotiation → booking → closure in collaboration with Pre Sales Manager and Site Heads.
- Set and monitor daily, weekly, and monthly sales targets, and regularly review performance against planned targets.
- Manage the complete sales funnel from lead allocation, follow-ups, site visits, negotiations, bookings, and closures.




- Analyse individual and team performance to identify productivity gaps, conversion bottlenecks, and areas for improvement.
- Conduct regular sales meetings to review pipeline, follow-ups, site visits, bookings, revenue, challenges, and action plans.
- Develop and implement data-driven sales strategies based on project targets, inventory, pricing, customer behaviour, market conditions, and sales performance.
- Optimise key sales metrics such as lead-to-contact, contact-to-visit, visit-to-booking, and overall conversion ratios.
- Prepare and maintain accurate daily, weekly, and monthly sales MIS and performance reports for management.
- Track and analyse key sales metrics including leads, follow-ups, site visits, negotiations, bookings, cancellations, revenue, conversion ratios, and individual team performance.
- Develop and maintain sales dashboards and performance trackers using Excel, Google Sheets, CRM, or other relevant tools.
- Ensure accurate and timely CRM updates, lead tracking, follow-ups, and sales pipeline management across the team.
- Analyse lost leads, customer objections, non-converted site visits, cancellations, and market feedback to identify recurring issues and develop corrective strategies.
- Support the sales team in customer negotiations, objection handling, pricing discussions, and closing of high-value or strategic deals.
- Coordinate with Pre-Sales, Marketing, CRM, and Management teams to improve lead quality, lead allocation, follow-up processes, campaign performance, and overall sales conversions.
- Work closely with the developer/project team to stay updated on inventory, pricing, payment plans, offers, project updates, and other sales-related requirements.
- Provide Management with regular sales forecasts, performance insights, market feedback, challenges, and actionable recommendations.
- Ensure a disciplined, target-oriented,



and performance-driven sales culture while continuously identifying opportunities to improve team productivity and project sales.

- Strong customer relationship and objection-handling skills.
- Ability to coach, mentor, motivate, and manage a sales team.
- Good understanding of CRM systems and lead management processes.
- Ability to work under pressure and achieve aggressive sales targets.
- Solid organisational skills with the ability to manage multiple priorities.
- Basic understanding of RERA norms, pricing, payment plans, agreements, and real estate documentation.
- Strong understanding of local real estate market dynamics will be an added advantage.

Must Pre-requisite of Work -

- After shortlisting the resumes, the interview round will be conducted Offline. Thus, make sure you'll be able to commute to the venue for the same.
- Minimum 4–7 years of experience in real estate sales, preferably with experience in residential project sales or project marketing.
- Prior experience in managing a sales team is mandatory.
- You must attempt and clear the RERA exam, during the probation period after joining.
- You will be required to Work From the Site Office.
- You must stay presentable and maintain a formal conduct of work during office hours.
- Your 1 statutory week-off can be taken on any day between Tue-Thur, as Fri-Sun are compulsory working.
- 7 days prior approval must be obtained for the leaves.
- Must follow the office timings and schedules, ie; 10am to 7pm.
