Job Summary:

The VP / GM – Residential will be a pivotal senior leader responsible for overseeing all facets of our residential business unit, driving strategic growth, operational excellence, and financial performance. This role requires a visionary leader with extensive experience in the residential real estate sector, capable of managing complex projects from inception to completion, leading high-performing teams, and ensuring the profitability and sustainability of the residential portfolio. The successful candidate will be instrumental in shaping the future direction of our residential offerings, identifying new market opportunities, and fostering solid relationships with key stakeholders.

Key Responsibilities:

- Develop and execute comprehensive strategic plans for the residential business unit, aligning with overall company objectives and market trends.
- Assume full P&L; responsibility for the residential portfolio, including budgeting, forecasting, and achieving financial targets.
- Lead and mentor a diverse team of professionals across various functions, including development, construction, sales, marketing, and property management.
- Oversee the entire lifecycle of residential projects,



from land acquisition and entitlement to design, construction, sales, and handover.
- Identify and evaluate new business opportunities, including potential acquisitions, joint ventures, and new development projects within the residential market.
- Conduct thorough market research and analysis to identify emerging trends, competitive landscapes, and customer needs to inform strategic decisions.
- Establish and maintain strong relationships with investors, financial institutions, government agencies, contractors, and other key partners.
- Ensure all residential projects adhere to regulatory compliance, quality standards, and company policies, mitigating risks effectively.
- Drive operational efficiencies and implement best practices across all residential operations to enhance productivity and profitability.
- Develop and implement effective sales and marketing strategies to achieve desired occupancy rates and sales targets for residential properties.
- Prepare and present regular reports on business performance, market conditions, and strategic initiatives to the executive leadership team.
