Role Overview

A multidisciplinary education group managing institutional campuses and construction projects across education and allied business operations. The Senior Manager - Construction & Infrastructure Projects is a senior delivery role accountable for construction, renovation, infrastructure, and capital works across group operations. The position owns projects from feasibility and budget development through approvals, execution, commissioning, handover, and audit. The role reports to the Executive Vice President of the Trust and works closely with trustees, group managers, consultants, contractors, vendors, government departments, and statutory bodies.

Key Responsibilities

- Lead end-to-end planning, budgeting, approval, procurement, execution, commissioning, handover, and audit of construction and infrastructure projects.
- Translate institutional and business needs into defined scopes, feasibility notes, design briefs, delivery strategies, and measurable acceptance criteria.
- Prepare concept budgets, detailed cost plans, cash-flow forecasts, contingencies, and approval papers for senior leadership and trustees.
- Coordinate approvals with the reporting head, trustees, group managers, government departments, and applicable statutory bodies; maintain evidence and trackers.
- Manage architects, structural and MEP consultants, project-management consultants, contractors, suppliers, and internal technical teams.
- Recommend an in-house or outsourced delivery model for each scope, supported by capability, cost, schedule, risk, and approval considerations.
- Develop work breakdown structures, master schedules, critical paths, resource plans, procurement trackers, and recovery plans for concurrent projects.
- Direct tendering, BOQ validation, bid evaluation, negotiation, contractor-selection recommendations, contract administration, and change control.
- Control scope, cost, quality, schedule, safety, documentation, and stakeholder communication through site reviews and performance dashboards.
- Review drawings, specifications, method statements, samples, measurements, test reports, bills, and variations before recommendation or approval.
- Enforce quality assurance, EHS requirements, statutory compliance, work permits, site discipline, and timely corrective actions.
- Resolve design and site-interface issues, operational constraints, stakeholder conflicts, vendor underperformance, and emerging project risks.
- Lead testing, commissioning, snag closure, handover, as-built documentation, warranties, final accounts, post-completion audits, and lessons learned.

Required Qualifications

The minimum educational requirement is a recognized bachelor's degree in Civil Engineering, normally a B.E. or B.Tech. A diploma without an undergraduate Civil Engineering degree does not meet the minimum requirement. Candidates must be able to interpret technical drawings,



specifications, contracts, cost information, and statutory documentation relevant to construction delivery.

Required Experience

Candidates must have 15-30 years of relevant construction project management experience with progressively increasing accountability. Relevant experience should include independent ownership of substantial construction, renovation, infrastructure, fit-out, or facility-capital projects from scope definition through audited closure. Suitable backgrounds include reputed EPC contractors, project-management consultancies, developers, institutional owners, commercial facility groups, industrial organizations, or comparable project environments. Evidence of controlling cost, schedule, quality, safety, contracts, approvals, and multiple stakeholders is essential. Experience managing one major project or several concurrent projects is acceptable when full accountability can be demonstrated.

Technical and Functional Skills

- Construction delivery: civil works, structural systems, building finishes, utilities, external development, renovations, fit-outs, and occupied-site execution.
- Project controls: scope baselines, WBS, CPM scheduling, resource planning, progress measurement, risk registers, dashboards, and recovery planning.
- Cost and commercial management: feasibility estimates, BOQs, quantity verification, budgets, cash flow, tendering, negotiations, contracts, variations, billing, and final accounts.
- Design and coordination: architectural, structural, MEP, fire and life-safety, constructability, value engineering, drawing review, and interface management.
- Governance and compliance: internal approvals, statutory submissions, permits, documentation, contract records, audit trails, and project closeout controls.
- Quality and EHS: quality plans, inspection and test plans, material approvals, method statements, safety systems, NCR closure, and corrective actions.
- Digital tools: AutoCAD, advanced Microsoft Excel, and practical scheduling capability in Primavera P6 or Microsoft Project; familiarity with ERP or project MIS platforms.
- Vendor and stakeholder management: consultant coordination, contractor performance, procurement lead times, executive reporting, and multi-project prioritization.

Preferred or Value-Added Qualifications

A postgraduate qualification in Construction Management, Project Management, or a related discipline is advantageous. PMP, PRINCE2, NICMAR, safety, quality, contract-management, or equivalent recognized credentials add value but are not mandatory. Preferred experience includes institutional or education-campus projects, work within live or occupied premises, greenfield and brownfield delivery, MEP-intensive buildings, sustainable construction practices, and coordination of approvals within Karnataka. Familiarity with BIM-enabled coordination and lifecycle-cost thinking is beneficial.

Qualified Tenure and Background

The preferred profile shows a credible progression from site or project engineering into construction or project leadership, with 15-30 years of relevant tenure. Candidates should have worked with reputed EPC, PMC, developer, institutional-owner, or large-facility organizations and should present verifiable work accomplishments. The project record should demonstrate personal accountability, not only team participation, for approvals, commercial decisions, contractor performance, delivery outcomes, documentation, handover, and audit readiness.

Compensation and Benefits

The role offers competitive, experience-aligned compensation and benefits governed by organizational policy and applicable law. This is a full-time, work-from-office position involving regular site and vendor visits and travel in and around Bengaluru. Working hours may need to extend according to project, approval, handover, or event requirements. The normal pattern is six working days; Sundays and third Saturdays are holidays, provided there is no event or urgent project requirement on those days.
