Key Responsibilities
• Prepare detailed financial feasibility models for residential, commercial, redevelopment and other real estate projects.
• Evaluate project costs, revenues, funding requirements, timelines and project cash flows.
• Analyse Project IRR, Equity IRR, NPV, ROI, margins and payback.
• Evaluate Land Acquisition, JV/JDA, Revenue Share, Area Share, Redevelopment, SRA & MHADA structures.
• Conduct sensitivity and scenario analysis across key project assumptions.
• Develop investment notes, feasibility reports and presentations for senior management / Investment Committee.
• Support Business Development in deal evaluation, structuring and commercial negotiations.
• Work closely with BD, Projects, Legal, Sales & Marketing and Finance teams to validate assumptions and assess project risks.
• Monitor actual project performance against feasibility projections.





Preferred candidate profile

512 years of relevant experience in Real Estate Financial Modelling, Project Finance, Feasibility, Investment Analysis, FP&A; or Corporate Finance.
Experience with a Real Estate Developer, PE/RE Investment Firm, Transaction Advisory or Consulting Firm preferred.
Strong understanding of Real Estate Development Economics & Project Cash Flows.
Advanced MS Excel skills with the ability to independently build complex financial models.
Strong knowledge of IRR, NPV, DCF, Valuation & Sensitivity/Scenario Analysis.
Exposure to Land Acquisition, JV/JDA and Redevelopment projects preferred.
Robust analytical, commercial and problem-solving skills.
CA / MBA Finance / CFA or equivalent preferred.
