PROPERTY OPERATIONS SUPERVISOR NIKIS NIRVANA

Full-time, permanent, on-site | Bhor, Pune, Maharashtra

Salary: Rs. 30,00035,000 per month (Rs. 3.6–4.2 lakh per annum). Food and accommodation are additional benefits and are not included in this salary.

Reports directly to: Owners / Management of Nikis Nirvana.

ABOUT THE ROLE

We are looking for a dependable, observant supervisor who will take responsibility for the day-to-day condition and functioning of the entire property. You will be management's on-site eyes and ears: walk around the property, notice problems, coordinate the right people, follow up until work is completed, physically verify the result and report clearly to the owners.

The working approach is: Inspect Identify Coordinate Follow up Verify Report. This is an active property-supervision role requiring daily rounds, rather than waiting in an office for complaints. You will receive structured daily, weekly and monthly checklists from management.

KEY RESPONSIBILITIES

- Property inspections: Conduct regular rounds across the property using the daily, weekly and monthly checklists. Identify cleanliness, maintenance, safety, operational and staff-related issues. Record exact locations and take photos or short videos where useful.
- Housekeeping supervision: Inspect rooms, washrooms, common spaces and outdoor areas. Check that assigned cleaning is completed properly, explain shortcomings to the team, get them corrected and reinspect before confirming completion.
- Electrical and lighting coordination: Check lights, outdoor lighting and visible electrical fixtures. Record faults, contact the relevant electrician, explain the issue and location, follow up and physically check that repairs are complete and working.
- Plumbing, water and general maintenance: Look for visible leaks, damaged fittings, drainage problems and tank/water-related issues. Coordinate with plumbers or maintenance staff, track pending work and verify closure.
- Contractor monitoring: Some areas of Nikis Nirvana remain under development. Observe worker attendance and progress; flag obvious delays, incomplete work, visible quality concerns or labour issues. Coordinate with contractors or site supervisors when instructed and report important matters to management. Technical or structural engineering supervision is not part of this role.
- Horticulture and gardening oversight:



Check whether the separate gardening team has completed assigned work, notice neglected areas, follow up with the Horticulture Manager/team and report unresolved issues.
- Pet and animal-care oversight: Check that responsible staff have completed feeding, cleaning and routine care. Notice missed tasks or anything abnormal, coordinate with the responsible person and escalate significant concerns. Veterinary expertise is not required.
- Security and property discipline: Coordinate with security and property staff, report unusual incidents, check that property procedures are followed and help maintain basic discipline across teams.
- Staff and vendor coordination: Politely but firmly get work completed by housekeeping staff, electricians, plumbers, horticulture staff, garden workers, contractors, maintenance workers, security, animal-care staff, helpers and vendors.
- Checklist and issue management: Complete daily, weekly and monthly checks; record completed and pending items; maintain unresolved-issue records; follow up consistently; and seek management approval where expenditure or decisions are needed.
- Reporting: Send clear daily updates to the owners covering checklist status, completed work, pending issues, staff/contractor updates, incidents and approval requirements, with photos/videos when helpful.

FOLLOW-THROUGH MATTERS

For example, if an outdoor light is not working, record its exact location, inform the electrician, follow up, physically verify that it works, close the checklist item and report its status. Simply forwarding the problem to management is not enough.

You are responsible for getting work done by the right people. You are not expected to personally perform electrical repairs, plumbing, housekeeping, gardening, construction or every other trade's physical work, or to replace the Horticulture Manager or animal-care staff.

WHO SHOULD APPLY

- Approximately 2–6 years in property/facility supervision, estate or farmhouse operations, residential society supervision, site coordination,



general administration, maintenance coordination, guest-house operations, or campus/building facilities. Relevant experience from varied settings is welcome.
- Reliable, responsible and observant, with ownership, common sense, practical maintenance awareness and consistent follow-up habits.
- Comfortable inspecting the whole property on foot every day and coordinating people from different trades.
- Able to identify the appropriate specialist, explain an issue clearly, obtain corrective action and verify the outcome rather than relying only on verbal confirmation.
- Willing to relocate and live on-site at Nikis Nirvana.
- Qualifications are flexible: 12th pass, ITI, Diploma or any Graduate. Practical responsibility and ability matter more than formal qualifications. An MBA or Hotel Management degree is not required.
- Marathi is strongly preferred for coordinating local workers, vendors and staff. Hindi is useful; basic English is sufficient. Fluent English is not required.
- Comfortable with WhatsApp, calls, photos, short videos, sharing locations/images, reading and responding to messages, daily updates, simple digital or paper checklists and basic records. Advanced computer skills are unnecessary; basic Excel is helpful but optional.

Hospitality experience can help but is not mandatory. Candidates from housing societies, estates, facilities, institutions, commercial or industrial properties and similar backgrounds are welcome. Five-star hotel, luxury resort or large-company experience is not required.

PAY, BENEFITS AND STAY

- Salary: Rs. 30,000–35,000 per month (Rs. 3.6–4.2 LPA).
- Food provided by the employer.
- On-site accommodation provided by the employer, currently in simple, comfortable, homely staff rooms with a private bedroom and washroom. This is a practical staff-room arrangement, rather than luxury hotel-style staff quarters.
- PF, ESI and other applicable statutory employee benefits as per company policy and applicable law.
- Full-time, permanent, on-site role requiring willingness to stay at the property. Candidates outside Bhor/Pune may apply if willing to relocate and live on-site.
