Sales Development Representative (SDR) — Sales & Initial ConsultationCompany: WBM Property Investment Ltd. (Plandome)Location: Remote — IndiaEmployment Type: Full-TimeAbout the RoleThe SDR position at Plandome is a client-facing role combining sales with initial project consultation and assessment.Unlike a traditional SDR position, this role is not limited to qualifying leads and booking appointments. SDRs will be trained to conduct the initial consultation call themselves, helping clients explain their property requirements, carrying out initial project due diligence, and identifying the appropriate next step within Plandome.The SDR will develop both commercial sales capability and practical knowledge of UK property planning and development processes.Full training will be provided on Plandome’s services, internal resources, systems, planning research processes, and consultation framework.The SDR will manage prospective clients from initial enquiry through:• Lead qualification• Initial project assessment• Initial consultation• Planning due diligence• Identifying client requirements• Recommending the appropriate Plandome service or next step• Sales discussions• Consultation or specialist appointment booking where required• Invoice collection• Project onboardingKey ResponsibilitiesLead & Enquiry Management• Handle client calls, emails, and WhatsApp enquiries• Respond professionally and promptly to current enquiries• Qualify prospective clients• Understand the client’s property, objectives, and immediate concerns• Maintain consistent follow-up with active opportunities• Follow up on missed appointments and incomplete enquiriesInitial Consultation & Project AssessmentA key part of the role will be conducting initial client consultation calls directly.Following training, the SDR will be expected to:• Conduct structured initial consultation calls with homeowners, landlords, developers, and property professionals• Understand the client’s property and proposed works• Gather the information required to assess the enquiry• Identify the client’s objectives, concerns, and expected outcome• Review property information before or during the consultation where appropriate• Carry out initial planning due diligence using relevant local authority planning portals and other approved sources• Review available planning history relevant to the property• Identify information that may affect the proposed project• Recognise when additional planning, architectural, or technical review is required• Explain Plandome’s relevant services and potential next steps clearly to the client• Escalate complex or specialist matters to the appropriate architect, planning consultant, or technical team• Prepare accurate consultation and project notes for the delivery teamThe SDR is not expected to act as a qualified planning consultant or architect. The purpose of the initial consultation is to gather information, undertake trained preliminary checks,



and determine the appropriate next step within Plandome.Planning & Property Due DiligenceSDRs will receive training to become confident in carrying out initial property and planning research.Responsibilities will include:• Navigating UK local authority planning portals• Reviewing previous planning applications and decisions• Checking publicly available planning history• Reviewing submitted drawings and planning documents• Identifying relevant property information• Recognising common planning routes and project categories• Identifying potential constraints or matters requiring further investigation• Recording findings accurately within the CRM and project notesWhere a matter requires professional interpretation or detailed technical advice, it must be escalated to the appropriate Plandome professional.Company Resources & SoftwareThe SDR is expected to become fully proficient in the company’s systems, resources, and workflows.Training will be provided.This includes effective use of:• CRM and lead-management systems• Company communication systems• UK planning portals• Internal service and planning knowledge resources• Consultation frameworks• Company templates and documentation• Meeting and scheduling systems• Presentation tools• Internal project and client-management softwareSDRs will be expected to use these resources independently and accurately once training has been completed.Sales & Commercial Responsibilities• Conduct professional sales conversations• Understand the client’s requirements before recommending a service• Explain Plandome services clearly• Handle client questions and objections professionally• Schedule specialist consultations where required• Follow up on active opportunities• Manage the complete sales cycle• Close suitable opportunities• Coordinate invoice payments• Follow up on outstanding invoices• Support project onboarding after paymentThe objective is not simply to sell a service, but to understand the client’s project sufficiently to guide them towards the appropriate next step.CRM, Documentation & Internal Coordination• Maintain accurate and up-to-date CRM records• Record client requirements and project information• Record planning due-diligence findings• Prepare detailed meeting and consultation notes• Prepare presentations and supporting documentation where required• Update opportunity stages correctly• Ensure relevant information is available to architects, planning consultants, and delivery teams• Provide a clear handover when a project progresses to another team memberTrainingPlandome will provide structured training covering:• Plandome services and project types• UK planning fundamentals relevant to the role• Planning portal research• Initial property due diligence• Consultation-call structure• Client questioning and information gathering• CRM and internal systems• Company resources and knowledge base• Sales process• Project handover proceduresCandidates are not required to join with professional planning knowledge,



but they must demonstrate the ability and willingness to learn property and planning concepts quickly.Following training, SDRs will be expected to confidently manage standard initial consultations and recognise when matters should be escalated to specialist team members.Working ScheduleMonday to SaturdayRemote — IndiaThe role requires regular communication with UK-based clients, so candidates must be comfortable working according to the company’s assigned UK-facing schedule.CompensationProbation Period — First 6 Months• Fixed Salary: USD 300/month• Performance Variable: 8–10%, based on monthly targetsAfter Successful Completion of Probation• Fixed Salary: USD 400/month• Performance Variable: 8–10%, based on monthly targetsMandatory RequirementsCandidates must:• Be based in India• Have excellent spoken and written English• Have clear, neutral pronunciation suitable for communication with UK clients• Be confident speaking directly with homeowners, landlords, and property professionals• Have strong listening and questioning skills• Be comfortable learning UK property and planning terminology• Be comfortable researching information using online planning portals and company resources• Be able to understand and follow structured processes• Have strong attention to detail• Demonstrate strong communication skills• Demonstrate strong follow-up discipline• Be comfortable working with CRM and business software• Have their own laptop• Have a secure internet connection• Have a professional workspacePreferred ExperiencePreferred experience includes:• 0–5 years of qualified experience• Sales• Consultative sales• Appointment setting• Customer success• Business development• Client consultation• Property, architecture, construction, or real-estate exposure• Experience communicating with UK or international clients• CRM knowledge• Experience researching or analysing information onlinePrevious planning experience is not mandatory.
