PROPERTY GIFT AG LTD is a London-based Lettings & Property Management company operating across Greater London, with a strong presence and existing operations in West London.

PROPERTY GIFT AG LTD is a Propertymark member and has Propertymark Client Money Protection (CMP).

We are expanding the company and developing PROPERTY GIFT AG LTD as a modern, digitally driven lettings and property management agency.

PURPOSE OF THE ROLE

The purpose of this role is to help PROPERTY GIFT AG LTD build and grow a modern digital lettings and property management agency across London, with a primary focus on landlord acquisition, digital marketing, lead generation, CRM, property marketing and business development.

This is NOT simply a social media or lead-generation position.

We are looking for an experienced, proactive and commercially minded specialist who can help us build, operate and continuously develop the digital side of the agency.

MAIN COMMERCIAL OBJECTIVE

Our primary objective is to attract landlords and increase the number of properties under management across Greater London.

West London is an important priority, but our business development strategy covers Greater London.

FIND LANDLORD ESTABLISH CONTACT GENERATE INTEREST FOLLOW UP QUALIFY OPPORTUNITY ARRANGE APPOINTMENT UK TEAM TAKES OVER SUCCESSFUL DEAL PROPERTY UNDER MANAGEMENT

Our UK team handles physical landlord meetings, property visits, valuations, negotiations, tenant viewings, inspections, check-ins and other work requiring a physical presence in London.

LANDLORD ACQUISITION

You will research and identify:

- Individual landlords
- Portfolio landlords
- Property-owning companies
- Property investors
- Developers
- Potential Full Property Management clients
- Let Only / Tenant Find clients
- Rent Collection clients
- Suitable Fixed / Guaranteed Rent opportunities
- Other suitable property opportunities

You will professionally contact potential landlords through email, LinkedIn, WhatsApp Business, professional property platforms, referral networks, social media communities and other approved digital channels.

You will introduce PROPERTY GIFT AG LTD, explain our services, present our Propertymark and CMP credentials accurately, send approved marketing information, manage initial written communication, carry out follow-ups, qualify opportunities and arrange appointments for our UK team.

PROPERTYMARK & PROPERTYMARK CONNECT

An important responsibility will be to learn Propertymark thoroughly and actively use the professional resources available through PROPERTY GIFT AG LTD's membership.

You will research, learn, test, evaluate and, following management approval, operate professional UK property and marketing platforms.

For identifying and analysing property opportunities, monitoring UK property portals, creating alerts and reviewing relevant market information.

For lead capture, CRM,



marketing funnels, automated follow-ups, appointment processes, communication workflows, lead pipelines and marketing automation.

For creating PROPERTY GIFT AG LTD branded property presentations, Deal Cards, PDF marketing packs, investor/operator presentations and social media marketing materials.

You will also independently research other reputable UK property platforms, landlord databases, professional networks, AI tools and marketing technologies that could help generate business.

No subscription, advertising expenditure or other company expense may be committed without prior management approval.

You will research relevant communities including London Landlords, Portfolio Landlords, UK Property Investors, London Property Investors, HMO, Company Lets, R2R/R2SA, Serviced Accommodation, Property Sourcing, Property Development and Property Networking.

All outreach must be professional, targeted and compliant. We want genuine business relationships, not indiscriminate spam.

WHATSAPP BUSINESS

An important initial project will be to help establish and professionally organise a dedicated PROPERTY GIFT AG LTD WhatsApp Business presence, including company branding, business information, professional greeting messages, appropriate automated responses, landlord enquiry routes and integration with our wider digital marketing system where practical.

WEBSITE & DIGITAL PRESENCE

You will help review, develop and maintain the marketing side of the PROPERTY GIFT AG LTD website.

You will be expected to create professional marketing materials using information approved or supplied by our UK team.

Experience with Canva, AI tools, video editing, digital design, social media content creation and marketing automation is highly desirable.

You should be capable of taking property information, photographs, floor plans and approved commercial terms and turning them into professional PROPERTY GIFT AG LTD marketing materials.

All figures and property information must be checked carefully. Important commercial information must never be invented or changed without management approval.

CRM & LEAD MANAGEMENT

All landlord leads, professional introducers and business opportunities must be organised within a proper CRM or lead-management system.

No valuable lead should be lost inside an email inbox, WhatsApp conversation, spreadsheet or social media account.

TEAM DEVELOPMENT & CAREER PROGRESSION

This position has significant potential to develop into a senior role within PROPERTY GIFT AG LTD.

If you demonstrate strong commercial results, initiative, leadership and organisational ability, you may eventually help build and coordinate a small remote digital operations, marketing and landlord lead-generation team.

SALARY & COMMISSION

Basic salary: 60,000–90,000 per month depending on experience, skills and ability.

PLUS COMMISSION ON SUCCESSFUL LANDLORD DEALS.

The successful candidate will receive an agreed commission for landlord leads generated by them that result in successfully completed business for PROPERTY GIFT AG LTD.

The commission structure will be agreed with the successful candidate.
