Role Overview

Lead engineering operations and maintenance programs while serving as the primary technical authority for facility management. This role requires excellence in preventive maintenance, vendor management, and operational planning to ensure seamless facility operations with minimal business disruption.

Key Responsibilities

Asset & Budget Management

- Create and maintain comprehensive asset registers for all site equipment
- Plan and manage budgets for engineering and operational contracts
- Support Account Manager/Director in preparing commercial terms for plant and equipment service providers
- Advise on future operation and maintenance budget preparation

Preventive Maintenance & Planning

- Prepare and ensure adherence to planned preventive maintenance (PPM) schedules for all critical equipment
- Ensure all PPM activities have approved Request for Change (RFC) submitted two weeks in advance
- Implement and oversee preventive maintenance programs to reduce risk of sudden equipment failures
- Review maintenance/service practices to ensure quality work aligned with manufacturer recommendations

Change Management & Operations

- Ensure no work occurs during business hours and weekdays unless critical and client-approved
- Verify all critical activities have proper, approved RFC in place before execution
- Manage all incidents appropriately to reduce impact, with escalation and reporting per account guidelines
- Attend all incidents after raising emergency RFCs and obtaining required client approval

Vendor Management

- Monitor and evaluate mechanical & electrical (M&E;)



vendors for services and statutory compliance
- Conduct monthly and quarterly vendor meetings, reviews, and performance assessments
- Ensure CEM induction is provided to all critical contractors
- Verify contractors follow house rules at all times and minimize client inconvenience
- Conduct critical spare audits for all vendors to verify inventory maintenance per AMC SLA requirements

Technical Leadership & Documentation

- Develop standard operating procedures (SOPs) for all critical equipment
- Prepare job descriptions for technical staff and support their daily functions
- Provide specialist advice to the technical team as required
- Conduct technical audits for all installations at periodic intervals
- Maintain and record power down documents

Emergency Preparedness

- Prepare contingency plans to deal with emergencies
- Conduct annual power down exercises per site guidelines
- Ensure timely closure of all identified risks after corrective actions

Inventory & Spares Management

- Review stock levels of required spare parts inventory on site
- Prepare critical spares lists for all installations per manufacturer recommendations
- Plan inventory for in-house maintenance teams
- Verify critical vendors maintain proper inventory as part of AMC SLA

Analysis & Continuous Improvement





- Analyze call-out trends and undertake strategic initiatives to minimize incidents
- Identify and implement energy conservation initiatives
- Review trend analysis to identify service improvement opportunities
- Support Account Manager in preparing management reports
- Ensure M&E; operational SLA reports are prepared and submitted on time

Team Development

- Support Account Manager in identifying training needs for the technical team

Required Expertise

Technical Competencies

- Strong command of mechanical, electrical, plumbing installations, and civil maintenance
- Expertise in preventive maintenance program development and implementation
- Ability to conduct technical audits and assessments
- Knowledge of manufacturer specifications and maintenance best practices

Management Skills

Documentation & Compliance
