- Job Title: Senior Technical Manager

Job Summary The Senior Technical Manager will oversee all technical and engineering operations for a premier commercial/retail property in Hyderabad. This role is responsible for maintaining critical building systems, ensuring operational efficiency, managing budgets and vendor contracts, and fostering a safety-first culture. The ideal candidate will possess strong leadership skills to manage maintenance teams and build solid relationships with clients, tenants, and external vendors.

Key ResponsibilitiesOperations &

- Asset Management

- Oversee all building systems including fire/life safety, electro-mechanical systems, and HVAC equipment.

- Ensure the comprehensive documentation of assets within the asset list and tracking tools.

- Track and document all assets under the Defect Liability Period (DLP), as well as those under AMC/CAMC contracts.

- Plan, schedule, and ensure the timely execution of all Planned Preventive Maintenance (PPM) activities.

- Suggest and implement improvements for preventive maintenance programs to optimize equipment life and efficiency.

- Conduct regular inspections of operating MEP equipment systems, making adjustments and managing control systems as required.

- Conduct risk and root-cause analysis in the event of system failures or breakdowns, establishing robust corrective and preventive action (CAPA) plans.

- Assess overall building operations to identify and mitigate inherent operational risks.

- Coordinate and maintain the as-built drawing and transition document library.

Financial &





- Contract Management

- Manage engineering operational accounts for the facility and actively assist in budget formulation.

- Implement suitable budgetary controls, monitoring SLAs and KPIs for JLL and outsourced service providers.

- Maintain service level agreements and consistently drive performance scores to exceed excellence standards.

- Manage vendor quotation processes, review invoices, and maintain service and repair contracts.

- Ensure timely renewal of vendor agreements, submission of invoices, and diligent payment follow-ups.

- Oversee attendance sign-offs and gather all necessary details for cost sheet submissions.

- Ensure timely submission of client-approved cost sheets to the JLL office, coordinate invoice generation, and manage delivery and payment follow-ups with the client.

Safety, Compliance &

- Risk Mitigation

- Enforce compliance with applicable codes, government regulations, agency requirements, and company directives.

- Champion and facilitate all site operations under the guiding safety slogan: "No Safety No Work".

- Recommend and implement asset-specific maintenance and safety procedures, developing comprehensive safety manuals.

- Create, update, and manage emergency response plans, actively organizing and participating in regular evacuation drills.





- Implement and administer strict inventory control programs for spare parts purchasing and utilization.

Team Leadership &

- Relationship Management

- Take responsibility for hiring, training, and developing shift engineers and maintenance staff.

- Coordinate effectively with contractors, tenants, engineers, and property management teams to resolve operational issues.

- Work closely with regional offices, head office, SMEs, and training teams to ensure the closure of all operational action items and reports.

- Generate and maintain critical engineering reports, including Daily Management Reports (DMR) and Monthly Management Reports (MMR).

Qualifications and Experience

- Education: Degree or Diploma in Electrical Engineering.

- Experience: Minimum of 10 years of experience in the Facility Management / Property Management industry, with a proven track record in commercial or retail developments.

- Technical Knowledge: Thorough understanding of safety and environmental regulations as they relate to engineering equipment and plant operations.
