Job Summary

We are seeking an experienced Senior Quantity Surveyor to manage the commercial and contractual aspects of construction projects from pre-contract through to final account. The role will be responsible for cost planning, quantity measurement, procurement, contract administration, valuation, variations, cost control, and commercial reporting.

The successful candidate will work closely with project managers, consultants, contractors, subcontractors, suppliers, and other stakeholders to ensure projects are delivered within approved budgets and contractual requirements.

Key ResponsibilitiesCost Management & Estimation

- Prepare detailed quantity take-offs, bills of quantities (BOQs), cost estimates, and cost plans.
- Review drawings, specifications, and tender documents to identify quantities, scope, and commercial risks.
- Monitor project budgets, commitments, expenditure, and forecast final costs.
- Conduct cost comparisons and value engineering exercises where required.
- Identify potential cost savings and commercial risks throughout the project lifecycle.

Tendering & Procurement
- Prepare and issue tender documentation and pricing schedules.
- Obtain and evaluate quotations from contractors, subcontractors, and suppliers.
- Analyze tender returns, prepare commercial comparison statements, and support contractor selection.
- Assist with contract negotiations and procurement strategies.
- Prepare and review subcontract and purchase orders.

Contract Administration
- Administer construction contracts in accordance with agreed terms and conditions.
- Monitor contractual obligations, notices, payment provisions, and commercial correspondence.
- Assess contractor and subcontractor claims, variations, extensions of time,



and other contractual submissions.
- Maintain accurate records of contractual and commercial documentation.
- Support the resolution of contractual and commercial disputes.

Valuations & Payment Certification
- Measure and value completed works.
- Prepare and review interim payment applications and payment certificates.
- Assess subcontractor and contractor payment claims against actual progress and contract terms.
- Verify supporting documentation, measurements, and site progress before certification.

Variations & Claims
- Identify, measure, price, and manage variations and change orders.
- Review contractor claims and assess entitlement, quantities, rates, and supporting records.
- Maintain a comprehensive variation and claims register.
- Assist in negotiating and agreeing variations and commercial settlements.

Cost Reporting
- Prepare monthly commercial and cost reports.
- Monitor actual costs against budgets and approved commitments.
- Prepare cash-flow forecasts and projected final accounts.
- Report commercial risks, potential overruns, and cost movements to senior management.
- Maintain accurate cost-value reconciliation throughout the project.

Final Accounts
- Prepare, negotiate, and agree final accounts with contractors and subcontractors.
- Reconcile measured quantities, variations, claims, and payments.
- Ensure all commercial documentation is completed and properly archived.

Qualifications & Experience
- Bachelor's degree in Quantity Surveying, Civil Engineering,



Construction Management, or a related discipline.
- Typically 7–12 years of relevant experience in quantity surveying and commercial management, preferably within construction, infrastructure, real estate, or similar projects.
- Robust experience in measurement, BOQ preparation, cost control, valuations, variations, claims, and final accounts.
- Good knowledge of construction contracts and commercial practices.
- Experience managing contractors, subcontractors, consultants, and suppliers.
- Professional membership/certification such as RICS, CIOB, or equivalent is desirable.

Technical Skills
- Strong knowledge of construction measurement and estimating.
- Proficiency in Microsoft Excel and other commercial/project-management software.
- Ability to interpret architectural, structural, MEP, and civil drawings.
- Strong understanding of BOQs, rate analysis, contract documentation, and cost reporting.

Pay: ₹40,000.00 - ₹60,000.00 per month
