Senior Project Manager – Residential Construction

LOCATION : Ranchi

SCHEDULE 6 days/week

Site-based with inter-project travel

SALARY ₹ 50 to 70K per month (all-inclusive)

ROLE OVERVIEW Seeking an experienced Senior Project Manager to lead ongoing and upcoming residential developments, including Aanandam, Bloom Residences, and a residential project in Ratu. The portfolio scales to 5–6 simultaneous projects starting 2027, featuring G+10–12 high-rise structures. Reporting directly to company ownership, you will lead site teams and own end-to-end execution from planning through handover.

KEY RESPONSIBILITIES

Project Planning & Control: Develop and manage schedules in Microsoft Project, track critical milestones, and proactively resolve delays.

Commercial & Procurement Management: Own project budgets, cost control, procurement planning, resource allocation, and contractor coordination.

Site & Team Leadership: Lead site staff, allocate work packages, monitor contractor performance, and approve expenditures within delegated limits.

Quality, Safety & Delivery: Ensure strict adherence to construction quality, safety standards, accurate measurements, contractor bill verification, and timely handover.

Technical Drawing Review: Review architectural and structural drawings, identify discrepancies,



and coordinate technical resolutions with architects and structural consultants.

AutoCAD Drafting Support: Prepare and revise architectural and structural drawings for smaller projects in AutoCAD in alignment with consultant standards.

Reporting: Deliver regular progress, cost, and risk reports backed by actionable corrective measures.

QUALIFICATIONS AND EXPERIENCE

B.Tech in Civil Engineering with 5+ years of relevant construction experience (multi-site leadership preferred).

& Role Requirements

Proven track record managing at least one high-rise residential project from commencement through completion and handover.

High proficiency in AutoCAD and Microsoft Project, with advanced ability to interpret complex architectural and structural drawings.

Hands-on practical expertise in RCC structural systems, construction sequencing, quantity estimation, billing, quality assurance, and contractor management.

Strong strategic planning, problem-solving, team leadership, and ground-level execution capabilities.
