Hiring JD: Sales Manager – Lucknow

Location: Lucknow

Experience: 3–8 years, preferably in Lucknow real estate

Industry: Real Estate / Property Consultancy

Salary: ₹35,000–₹50,000 per month + Performance Incentives

About the Role

Troika is looking for a result-oriented Real Estate Sales Manager who can lead a sales team and drive the complete sales funnel:

Lead → Calling → F2F → Site Visit → Final Negotiation → Booking → Collection

Key Responsibilities

Lead and manage a team of Sales Managers/Executives.

Achieve monthly sales and collection targets.

Convert incoming leads into F2F meetings and site visits.

Personally participate in important negotiations and closures.

Conduct daily morning sales reviews and evening performance reviews.

Maintain CRM, DMR and MIS discipline.

Track Plan vs Actual performance.

Develop and maintain broker/channel-partner relationships.

Train the team on product knowledge, objection handling and closing.

Monitor individual productivity and take corrective action quickly.

Coordinate with builders/developers for inventory, pricing and documentation.

Ensure disciplined follow-up until closure and collection.

Candidate Profile

We are looking for someone who:

Has a proven record of real-estate sales.





Understands the Lucknow property market.

Has personally closed residential/plot/commercial transactions.

Can handle negotiations confidently.

Has experience managing a sales team.

Is highly target-oriented and numbers-driven.

Understands CRM and sales reporting.

Has strong communication and client-handling skills.

Has an existing local broker/network advantage.

Performance Expectations The candidate will be measured on:

Calls → F2F → Site Visits → Final Negotiations → Closures → Collections

This is a hands-on sales leadership position, not a reporting-only role.

Compensation

Fixed: ₹35,000–₹50,000/month

Plus: Individual + Team Performance Incentives

Final compensation will depend on experience, proven closures and leadership capability.
