Large-Scale Real Estate Developments | ₹1,000 Crore to ₹10,000+ Crore Projects
Objective A very senior Project Head / Project Director capable of taking end-to-end responsibility for execution of large and complex real estate developments. Somebody who has already worked on projects of ₹1,000 crore+ scale, with preference for candidates who have been involved in projects running into several thousand crores and potentially ₹10,000 crore+ overall development value/cost.
We need a person capable of bringing together civil engineering, architecture, design, consultants, contractors, procurement, MEP, infrastructure, approvals, cost management and project planning and converting the overall vision into an executable project.
Experience Required
· Preferably 18+ years of overall experience in real estate/construction/project development.
· Minimum 10+ years in senior project leadership / Project Head / Project Director-type responsibilities.
· Demonstrable experience with ₹1,000 crore+ developments.
· Strong preference for experience with developments involving several million square feet and/or large land parcels.
· Experience managing multiple consultants, contractors and internal teams simultaneously.
· Experience taking at least one major development through a substantial portion of its lifecycle.
Preferred Project Experience
Candidates with experience in one or more of the following should be prioritised:
· Large residential developments
· Integrated townships
· Mixed-use developments
· Large gated communities
· Luxury residential
· Hospitality/resort developments
· Large plotted developments
· Commercial developments
· Large-scale lifestyle developments

Key Responsibilities
A. End-to-End Project Ownership The Project Head will be responsible for taking the development from planning through execution and handover, covering:
Concept → Master Plan → Design → Approvals → Tendering → Procurement → Mobilisation → Construction → MEP → Infrastructure → Finishing → Testing → Commissioning → Handover.
The person should be capable of seeing the entire project rather than individual construction packages.
B. Master Planning & Design Coordination
Coordinate effectively with
· Master planners
· Architects
· Landscape architects
· Structural consultants
· MEP consultants
· Sustainability consultants
· Experience designers
· Interior designers
· Infrastructure consultants
· Specialist international/domestic consultants The Project Head should ensure that good design is converted into something that is technically executable, commercially viable and deliverable within schedule.
C. Consultant Management
We already work with specialist external consultants across feasibility, master planning, architecture and other areas.
The Project Head should therefore be capable of driving consultants rather than merely coordinating with them.
This includes
· Clearly defining deliverables
· Setting timelines
· Monitoring output
· Identifying interdependencies
· Closing design gaps
· Resolving conflicts between consultants
· Ensuring drawings are construction-ready
· Ensuring accountability against agreed timelines
D. Engineering Leadership The Project Head should be capable of managing:
· Senior civil engineers
· Civil engineers
· Junior engineers
· Package/project managers
· Junior Project Heads
· Planning engineers
· Quantity surveyors
· MEP teams
· Quality teams
· Safety teams
· Site teams The person should create a transparent hierarchy and accountability structure across the project.
E. Contractor & Vendor Management
Take leadership in
· Contractor prequalification
· Tender strategy
· Bid evaluation
· Commercial/technical comparison
· Contractor appointment
· Mobilisation
· Work allocation
· Performance monitoring
· Billing/progress certification
· Variation/change management
· Delay management
· Claims management The candidate should have sufficient experience to identify contractor problems before they become project-level delays.
F. Project Planning & Scheduling
Establish and maintain the overall project schedule with clear milestones covering:
· Design
· Approvals
· Tendering
· Procurement
· Mobilisation
· Civil works
· Infrastructure
· MEP
· Finishing
· Landscaping
· Amenities
· Testing
· Commissioning
· Handover The Project Head should maintain clear visibility of the critical path and proactively intervene wherever delays can impact overall delivery.
G. Cost Control
Work closely with the CFO, Fund Manager, commercial team and procurement team on:
· Project budgets
· BOQs
· Cost estimates
· Budget vs actual
· Cost-to-complete
· Contractor bills
· Variations
· Value engineering
· Procurement savings
· Cash-flow requirements The objective should not simply be to construct within budget but to continuously identify value-engineering opportunities without diluting design quality or customer experience.
H. Procurement The candidate should understand procurement strategy for major packages including:
· Civil
· Structural
· Steel
· MEP
· Facade
· Elevators
· Flooring
· Sanitary
· Electrical
· HVAC
· Landscaping
· Water infrastructure
· Amenities
· Interior/finishing packages
Long-lead items should be identified early and incorporated into the overall project programme.
I. Quality Management
Establish measurable quality standards across:
· Civil works
· Structural works
· Finishes
· MEP
· Infrastructure
· Landscaping
· Amenities
· Experience areas The person should ensure that premium design intent translates into premium execution on the ground.
J. Approvals & Regulatory Coordination The Project Head should understand the overall approvals process and be capable of coordinating internal/external teams for:
· Planning approvals
· Building approvals
· Environmental requirements
· Fire approvals
· Utilities
· Infrastructure connectivity
· Completion/occupancy requirements
· Other project-specific statutory approvals
Specialist consultants can support this, but the Project Head must maintain overall accountability for the approvals programme.
K. Infrastructure & Amenities
Given the nature of our development, experience should preferably extend beyond conventional apartment construction.
The person should understand execution of:
· Internal roads
· Drainage
· Water systems
· STP/WTP
· Electrical infrastructure
· Landscaping
· Clubhouses
· Experience centres
· Wellness facilities
· Sports/recreational facilities
· Large water features
· Lagoon/beach-related infrastructure or similar specialised amenities
L. Risk Management
Maintain a live project-risk framework covering:
· Schedule risks
· Cost overruns
· Design delays
· Approval delays
· Contractor failures
· Material escalation
· Procurement delays
· Quality issues
· Labour availability
· Cash-flow dependencies
· Safety
· Inter-package dependencies
Every major risk should have an owner, mitigation plan and timeline.
M. Leadership & Mobilisation
This is one of the most important requirements.
We need somebody who can mobilise people and get the project moving.
The Project Head must be capable of aligning:
Promoters + CFO + Fund Manager + Architects + Consultants + Civil Engineers + Contractors + Vendors + Procurement + Finance + Legal + Approvals + Sales/Marketing.
The person should be comfortable taking decisions, escalating matters when required and holding people accountable.
Qualifications
Preferred
· B.E./B.Tech – Civil Engineering
· M.Tech / Construction Management / Project Management qualification would be an advantage
· PMP or equivalent professional certification would be an advantage but is not mandatory where the candidate has exceptional project experience
