Role Overview

We are looking for an experienced professional with strong expertise in MEP quantity surveying, estimation, budgeting and cost management for real estate projects. The role will be responsible for accurate quantification of MEP works, preparation of cost estimates and budgets, BOQ preparation, rate analysis, tender support, and cost monitoring across residential, commercial, mixed-use and other large-scale developments.

The candidate should have solid technical knowledge of MEP services, construction methodologies, drawings, specifications, BOQs and market rates, along with the ability to coordinate effectively with consultants, contractors, procurement and project teams.

Key Responsibilities

1. MEP Quantity Take-Off & Quantification

- Prepare detailed quantity take-offs for Mechanical, Electrical and Plumbing (MEP) works based on drawings, specifications and project requirements.
- Review architectural, structural and MEP drawings to identify scope and quantities.
- Prepare detailed BOQs for various MEP packages.
- Carry out quantity extraction from drawings and BIM models wherever applicable.
- Verify quantities submitted by consultants, contractors and vendors.
- Identify discrepancies, omissions and variations in quantities and scope.
- Maintain quantity measurement sheets and supporting documentation.

2. Estimation & Costing

- Prepare detailed cost estimates for MEP works at various stages of project development.
- Develop preliminary and detailed estimates based on design inputs, specifications and project requirements.
- Conduct rate analysis for MEP items, including material, labour, equipment and installation costs.
- Benchmark project costs against market rates and previous projects.
- Evaluate quotations received from contractors and suppliers.




- Support value engineering initiatives to optimize project costs without compromising quality or performance.

3. Budgeting & Cost Planning

- Prepare MEP budgets in line with overall project budgets and development plans.
- Assist in developing CAPEX and project cost plans for MEP services.
- Monitor budget versus actual costs and identify cost deviations.
- Prepare cost forecasts and highlight potential cost overruns.
- Provide inputs for project feasibility studies and financial evaluations.
- Maintain and update project cost databases and benchmarks.

4. Cost Control & Commercial Management

- Monitor project expenditure against approved budgets.
- Track committed costs, actual costs and forecasted expenditure.
- Review and certify quantities for contractor RA bills.
- Validate measurement sheets and contractor claims.
- Track variations, change orders and additional scope.
- Maintain records of approved and pending variations.
- Identify opportunities for cost optimization and savings.

5. Design & Project Coordination

- Coordinate with MEP consultants, architects, project managers, contractors, procurement and finance teams.
- Review design changes and assess their impact on project cost and quantities.
- Provide cost inputs during design development.
- Participate in design review meetings and value engineering discussions.
- Ensure BOQs and estimates are aligned with the latest approved drawings and specifications.

6. Reporting & MIS

- Prepare periodic cost and budget MIS reports.
- Provide project-wise cost summaries and variance reports.
- Maintain cost trackers for MEP packages.
- Prepare management reports on budget utilization, commitments, variations and projected costs.
- Maintain a database of historical rates, quantities and project benchmarks.
