Job Summary

We are seeking an experienced and detail-oriented MEP Engineer to oversee and manage mechanical, domestic electrical, domestic plumbing, and fire fighting operations for a High-Rise Building (G+11). The ideal candidate will hold a Mechanical Engineering degree and possess strong hands-on expertise in ensuring the continuous maintenance, operational efficiency, regulatory compliance, and safety of all building services.

Key Responsibilities

1. Mechanical & HVAC Systems

- Oversee preventive and corrective maintenance of mechanical equipment, including ventilation systems, booster pumps, exhaust fans, and HVAC systems.
- Troubleshoot mechanical failures promptly to ensure zero downtime for essential facility operations.
- Optimize system performance to improve energy efficiency and extend equipment lifespan.

2. Domestic Plumbing & Drainage Systems

- Manage the operation and maintenance of Water Treatment Plants (WTP), Sewage Treatment Plants (STP), and Hydro-Pneumatic pumping systems.
- Supervise domestic water supply networks, overhead tanks (OHT), underground sumps, and drainage/sewage lines across all 12 floors.
- Plan and execute regular audits for pipe integrity, leak detection, pressure management, and backflow prevention.

3. Fire Fighting & Life Safety Systems

- Maintain full operational readiness of fire protection systems, including fire hydrants, sprinkler networks, main fire pumps, diesel standby pumps, and jockey pumps.
- Perform routine testing and inspection of fire detection and alarm panels, smoke evacuations, and emergency stairwell pressurization fans.
- Coordinate fire safety drills, inspect fire extinguishers, and maintain strict adherence to local building codes and National Building Code (NBC) standards.

4. Domestic Electrical Oversight





- Monitor basic domestic electrical distribution, including floor distribution boards (DBs), common area lighting, DG backup synchronizing, and UPS systems.
- Coordinate with electrical specialists for high-voltage maintenance while handling routine domestic power issues directly.
- Ensure proper earthing, lightning protection, and safety compliance across all residential/commercial units and common spaces.

5. Operations, Maintenance & Compliance

- Design and execute structured Planned Preventive Maintenance (PPM) schedules for all MEP services in the G+11 structure.
- Manage onsite technicians, plumbers, electricians, and third-party maintenance contractors.
- Maintain comprehensive logbooks, inventory registers, statutory compliance certificates, and incident report documents.
- Implement emergency response protocols for power outages, pipe bursts, pump failures, or fire alerts.

Required Qualifications & Key Skills

- Education: B.Tech / B.E. in Mechanical Engineering from a recognized university.
- Experience: Minimum 5 years of hands-on operational and maintenance experience in MEP services.
- Building Expertise: Proven experience working in high-rise buildings (minimum G+10/G+11 residential or commercial properties).

- Technical Proficiency:
- In-depth understanding of high-rise hydrology, water pressure zoning, and fire pump rooms.
- Strong knowledge of national building safety regulations and MEP codes.
- Familiarity with BMS (Building Management Systems) is a robust advantage.
- Soft Skills: Excellent leadership, vendor management, crisis handling, and communication skills.

Preferred Attributes

- Certification in Fire & Safety or MEP Project Management.
- Hands-on ability to read and interpret mechanical layout drawings, P&ID; diagrams, and single-line diagrams (SLDs).
