Position Overview

· Role: Leasing Executive – Specialty Leasing / Kiosks

· Reports to: Leasing Manager / Centre Manager

· Location: Express Avenue Infrastructure Private Ltd (Corporate office at Express Avenue Mall, Royapetthah)

· Type: Full time (10 AM to 6 PM)

Key Responsibilities

Prospecting & Lead Generation

· Identify and pitch local, regional, and national brands for inline kiosks, cart spaces, RMUs (Retail Merchandising Units), and seasonal pop-ups.

· Build a healthy pipeline of specialty retail, F&B; kiosks, artisanal brands, and promotional exhibits.

· Conduct site walks and show common-area common/high-footfall zones to prospective kiosk operators.

Commercial Negotiation & Deal Closing

· Negotiate short-term/medium-term license fees, percentage rent (revenue share), utility charges, and security deposits.

· Issue Letter of Intent (LOI) and short-term license/occupancy agreements.

· Coordinate background checks, credit/profile evaluation, and brand feasibility. [1]

Fit-out & On boarding Coordination

· Coordinate with Mall Operations, Design/Fit-out, and Safety teams for kiosk design approval, branding compliance, and move-in/move-out timing.

· Ensure timely collection of advance rent, security deposits,



and insurance/indemnity papers before handover.

Tenant & Lease Administration

· Track license expiry, renewals, relocations, or early pull-outs.

· Monitor monthly billing, CAM (Common Area Maintenance), and utility recovery in coordination with finance.

· Maintain updated leasing master sheets, stacking/kiosk layout plans, and daily/weekly MIS tracking reports.

Required Qualifications

Education & Experience

· Education: Bachelor’s degree in Business, Marketing, Real Estate, or related field.

· Experience: 0–2 years of retail leasing, specialty leasing (RMU/kiosks), or mall business development experience.

Skills & Competencies

· Negotiation & Sales: Proven ability to close high-turnover short-term retail deals.

· Spatial/Layout Sense: Understanding of mall traffic flow, common-area sightlines, and tenant mix synergy.

· Software: Proficiency in MS Excel, PowerPoint, and leasing/property management CRM tools.

· Soft Skills: High energy, persuasive communication, multi-tasking, and stakeholder coordination (Legal, Operations, Finance).

Pay: ₹30,000.00 - ₹35,000.00 per month
